Per your request, I determined whether the existing bar joists would support the additional solar panel weight. I also calculated the expected forces due to wind load,which can be used to determine ballasting and cabling requirements. On 11/29/16 I conducted a site inspection to survey the roof framing layout, measure the roof joists, and check their condition. Visual inspection was limited to a great extent by interior walls, mechanicals and finished ceilings. Joists that were able to be seen generally appeared to be in good condition. The site inspection was conducted in the area of the building occupied by Bennington Furniture. According to information provided by Apex Solar: The panels will be Trina model 270W mounted to aluminum racking. The racking will be secured with concrete ballast blocks. A summary of my evaluation follows: Joist tags were located during the site visit, allowing us to obtain the name of the manufacturer and their job identification numbers. The joist manufacturer, Vulcraft,was contacted in an effort to obtain the joist specifications. Unfortunately, due to the age of the building, Vulcraft was unable to provide any details for this specific job. Building permit records on file with the Town of Queensbury were also reviewed in an attempt to locate construction drawings that would depict the building's roof design. Unfortunately, nothing relevant was found. Since no definitive records were located which identify the joist designations, the joist identification procedures established by the Steel Joist Institute were used to attempt to identify the joist designations and allowable load capacities. Based on the year of construction and joist geometry the designations are believed to be 24.17 and 30J9. Allowable Stress Design(ASD) methodologies were used to evaluate the barjoists for their existing load condition,and the solar panel loading condition. The dead loads(i.e.roofing materials,solar panels,etc..) were calculated, as were the live loads (snow and wind). The flat roof snow load is based on a ground snow load of 50 psf, and the wind load is based on a 115 mph(3-sec gust) wind speed. To check deflection,the calculated live loads were compared to the maximum allowable live loads, as published by SJI. The span/360 design condition was used for deflection. In conclusion: The existing bar joists should be capable of handling the additional solar panel array load. A copy of the calculations and assumptions is enclosed. The ballast weight must not exceed 2.2 psf and must be uniformly distributed over the surface of the roof. The calculated wind load is 16.4 psf for a design wind speed of 115 mph. All solar system components must be installed in accordance with manufacturers' instructions and relevant NYS building codes. The contractor shall provide a watertight seal around any roof penetrations, and the solar system must be installed in a manner which does not interfere with roof drainage. While consideration was given to snow drifting, it is highly recommended that the owner not allow excessive snow or ice buildup on the roof,as with any roof. Therefore the designations were assumed using the procedures established by the Steel Joist Institute. This study is limited in scope to a review of the roof joists,and a wind load calculation for ballasting purposes. This report does not constitute a comprehensive structural evaluation or wind load analysis of the building structure. The affects of the additional load on the joist girders,connections,columns and footings were not evaluated.
