Re: Gordon Residence 2780 State Route 9L Queensbury,NY 12804 Existing Wastewater Treatment System JE# 17-008 Dear Charles, On Wednesday April 5, 2017 representatives from this office visited the Gordon Residence at 2780 State Route 9L to evaluate the existing on-site wastewater treatment system(OWTS) for appropriate sizing, configuration and function in accordance with the town of Queensbury wastewater standards. During the site visit we found that the existing OWTS serving the existing three bedroom residence consists of a 1,000 gallon concrete septic tank and a gravity distribution leaching system that uses a concrete distribution box and four stone and pipe leaching laterals each 50'± long. The existing septic tank is located on the north side of the residence that appears to be watertight and functioning as intended. The septic tank outlet effluent line then drains to the west wrapping around the west end of the residence,then turns to the south crossing under the driveway and then between the garage and shed. The leaching system is located immediately to the southwest of the garage near the driveway. The distribution box is at grade but appears to be watertight and not subject to surface water inflow. Per our recommendation the contractor will be covering the distribution box with soil to provide an additional level of protection from inflow as well as provide some frost protection. Speed levelers were installed in the outlet pipes to better assure equal distribution. The (4) 50'± stone and pipe leaching laterals are substantially constructed in fill material that had been placed behind the garage. Two small hand excavations were dug adjacent to two of the laterals to evaluate leaching system function and buildup of biomat. In both hand excavations the biomat buildup was minimal. The stone trenches appear to be approximately 2' in with and 1' -2' in depth. A percolation test within the footprint of the leaching system was performed in order to determine an appropriate system sizing. The percolation test yielded a stabilized percolation rate of 5 minutes 52 seconds,thus a corresponding with a design application 12 East Washington Street 518 792-2907 Glens Falls, NY 12801 Charles Dyer, Queensbury Buildings & Codes April 6, 2017 Re: Gordon Residence--2780 Rt. 9L rate of 1.0 gpd/sf. For on OWTS consisting of(4)2' wide by 50't leaching trenches with an application rate 1.0 gpd/sf has a system design capacity of 400 gpd. The 400 gpd design capacity exceeds the 330 gpd design flow for the three bedroom residence. Four items of note were observed during the evaluation of the existing OWTS: • The separation of the septic tank to the residence was found to be 4' instead of the minimum requirement of 10'. While the septic tank is closer to the residence than minimum standards allow. However, it does not appear that proximity of the septic tank to the residence does not have any adverse impacts on either the tank or the residence. • The residence presently has a kitchen grinder. Per standards a three bedroom residence with a kitchen grinder requires that the septic tank have a minimum capacity of 1,250 gallons. As a result of this finding the kitchen grinder has been removed in order to meet the requirements for use of a 1,000 gallon septic tank. • A portion of one of the leaching laterals appears to be closer than the 20' minimum setback to the garage. We believe this is not a concern of significance given the garage foundation is constructed on a slab on grade. • The four stone and pipe leaching laterals were not constructed with a barrier material (Le: building paper,poly membrane, etc.) over the top of the trenches. Only a small amount of soil that was placed over the top trenches at the time of construction has migrated downward into the stone. The penetration of soil into the stone was observed to be 2"to 3". While this downward migration of soil is not desirable it does not appear to have caused any adverse effect thus far. From our review of the existing OWTS it is our opinion that the existing OWTS serving the 3 bedroom residence is functioning properly and is sized accordingly to meet present design standards.
