Requested Action
Planning Board review and approval for a 12,000 sq. ft. single story commercial building and associated site
work. The new building is to be used for multi-tenant uses that include office, warehouse and manufacturing.

Prosect Description
Applicant proposes a 12,000 sq. ft. single story commercial building and associated site work. The new
building is to be used for multi-tenant uses that include office, warehouse and manufacturing. A 2400 sq. ft.
portion of the building is to be office, and warehouse/manufacturing to be in the remaining 9600 sq. ft. of the
building. Pursuant to Chapter 179-3-040 of the Zoning Ordinance, new commercial construction shall be
subject to Planning Board review and approval.
Staff Comments
• Location-The project site is lot 49 of Carey Rd Industrial Park(Northern Distributing Subdivision of 1989)
• Arrangement- The lot is to be mostly cleared of vegetation and grubbed out with the building to be located
in the center of the lot.
• Site Design- The plans show the 12,000 sq ft building with associated parking for 23 vehicles, lighting,
landscaping and stormwater management.
• Building—The building is to be pre-engineered metal and 75 ft by 160 ft with four 40 ft lease bays. The
front of the building is to have 4 office areas. The applicant's company is to occupy most of the building
initially and will lease space to future tenants as needed.
• Signage-The applicant shows location signage at the front of the property but no sign details were provided.
• Site conditions-The site conditions are a wooded area to be cleared.
• Traffic- The applicant has indicated a majority of the site is to be porous pavement. The site plan also
includes an interconnect of 20 ft wide to adjoining property if needed. The site has two curb cuts shown
with parking to the front of the building and warehouse access to the rear of the building.
• Site layout and utility plan—The plans show an onsite septic system and future connection to the sewer line
once installed. The building will be connected to municipal water and other associated utilities for electric
and phone.
• Grading and drainage plan and Sediment and erosion control—The applicant has submitted a stormwater
pollution prevention plan. The site is within the Carey Industrial Park with minimal elevation change on
most of the properties. The project includes disturbance of 1.48 acres. The applicant is using porous
pavement and grassed/wooded areas to manage stormwater on the site.
• Landscape plan—The plans shows the location of the landscaping to be installed with a variety of evergreen
deciduous and shrub plantings.
• Site lighting plan Plans show one pole light and 9 building lights. Cutsheets will need to be included on
the final plans.
• Elevations - The applicant has included a sample rendition of the building. (noted plantings shown are not
on landscape plan) the plans show neutral colors with a green band near the top of the building.
• Floor plans —The floor plans show potential for four bays with associated office areas.
Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the written
request of an applicant. The applicant has not requested any waivers at this time.
Summary
The applicant has completed a site plan application for the construction of a 12,000 sq ft light industrial
building for potential tenants and association site work.
