WARRANTY DEED WITH LIEN COVENANT
THIS INDENTURE made the _ day of December, 2014 between SILVER SPRINGVILLE
LIMITED PARTNERSHIP, an Ohio State limited partnership with an address of 3109 Stirling Road, Fort
Lauderdale,Florida 33312,party of the first part, and PARKER HAMMOND DEVELOPMENT LLC, with
an address of 24 Silver Circle, Queensbury, New York 12804, party of the second part,
WITNESSETH, that the party of the first part, in consideration of One Dollar($1.00) lawful money
of the United States and other good and valuable consideration paid by the party of the second part, does
hereby grant and release unto the parties of the second part, it's successors and assigns forever,
ALL THOSE CERTAIN PIECES,PARCELS AND LOTS OF LAND situate,lying and being
in the Town of Queensbury, County of Warren and State of New York, being Lot 4 as shown
on a map entitled "Threw Industrial Subdivision"made by VanDusen & Steves, Land
Surveyors, dated August 25, 1999, last revised September 27, 1999 and filed in the Warren
County Clerk's Office on January 28, 2000 in Plat Cabinet B slide 135, more specifically
known as tax map parcel 309.17-1-18.4.
BEING a portion of the premises described in a deed from D'Ambrosio Textile Reprocessing
Company, Inc. to Silver Springville Limited Partnership dated May 25, 2001 and recorded in
the Warren County Clerk's Office on May 29, 2001 in Liber 1216 of Deeds at page 243.
TOGETHER with and subject to the easements, licenses, rights and privileges contained
in the Declaration of Covenants, Conditions and Restrictions Regarding Silver Industrial
Park dated April 29, 2010 and recorded in the Warren County Clerk's Office in Book 4008 at Page
265.
EXCEPTING AND RESERVING a perpetual easement in favor of the Grantor, and its
successors and assigns, to install, maintain, repair,replace any and all subsurface utilities,including
but not limited to electric, water, sewer, telephone, and cable, which easement area is located
immediately adjacent to and ten feet in width along the side of the right of way of the street,commonly
known as Silver Circle.
Together with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above-described premises, to the centerline thereof.

Together with the appurtenances and all the estate and rights of the party of the first part in and to said
premises.
To have and to hold the premises herein granted unto the party of the second part, it's successors and
assigns forever.
And said party of the first part covenants as follows:
First, that the party of the second part shall quietly enjoy the said premises;
Second, that said party of the first part will forever warrant the title to said premises.
Subject to all covenants, restrictions and easements of record.
Subject to the trust fund provisions of Section Thirteen of the Lien Law.
