Prosect Description
Applicant proposes clearing 6.4 acre vacant parcel for marketing. Project plan shows areas of clearing, buffer
areas and stockpile of materials. Pursuant to Chapter 179-6-010 of the Zoning Ordinance, clearing of
vegetation shall be subject to Planning Board review and approval.
Staff Comments
• Location-The project site is west of 24 Silver Circle owners being same.
• Arrangement- The parcel is currently vacant with access onto Silver Circle culdesac road.
• Site Design- The applicant proposes to selectively clear 7 acres of a 7.86 acre parcel. The plan includes
stump removal, regrading, and revegetating the site. There are no buildings, signage or lighting proposed
for the site. The applicant proposes the clearing to market the site for potential purchasers.
• Site conditions-The plans show an aerial view of the parcel and the existing vegetation. The clearing plan
shows an area for stockpile of material and a temporary drainage basin. The plans also show a 30 ft buffer
area of existing vegetation to remain along properties of Carey Industrial Park. There is no buffer proposed
between the project lot and the lot to the south at 33 Silver Circle(309.17-1-18.5)
• Grading and drainage plan and Sediment and erosion control—The stormwater management and site plan
application materials have been forwarded to the Town Engineer for review and comment.
Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the written
request of an applicant. The application form identified as "Requirements" outlines the items to appear on the
site plan or included as attachments. At the time of application the applicant has either requested waivers,
indicated the item not applicable or has not addressed the item/ left check box blank. This includes the follow
items listed under Requirements of the applicant's application: g. site lighting, h. signage, 1. landscaping, n
traffic, o. commercial alterations/ construction details, p floor plans, q. soil logs, r. construction/demolition
disposal s. snow removal.
Summary
The applicant has completed a site plan application for the clearing of 7 acres for marketing purposes.
Section 179-6-010 Extensive clearing of vegetation - removal of more than 50% of trees over six inches in
diameter at the height of 4 1/2 feet or the removal of more than 75% of all vegetation
