Planning Board decision Prosect Description Applicant proposes to add 34 new parking spaces (7,513 sq. ft.), new pavement and a 375 sq. ft. accessory structure to an existing trampoline recreation facility. Project includes update to grading and stormwater. Pursuant to Chapter 179-3-040 of the Zoning Ordinance, new construction shall be subject to Planning Board review and approval. Staff Comments • Location- The project site is at 235 Corinth Rd an existing trampoline recreation facility. • Arrangement- The existing site currently has a 22,200 sq ft building with 34 parking spaces. • Site Design- The applicant proposes to add 34 additional parking spaces and a 375 sq ft shed to the property. The plans show the new parking spaces to be located on the east sid of the property. The area contains existing trees to be removed for the length of the new parking—about 306 ft. The location is directly opposite the trampoline building. The storage shed is to be 375 sq ft and placed adjacent to the dumpster enclosure. The shed is to be used for storage of site maintenance equipment—shovels, salt, snow removal, lawn tools. • Site conditions- The only changes are to the parking area on the east side of the property all other existing site conditions are to remain as is. • Traffic- The plans show the location of the new parking and the distance between the parking spaces is 24 ft to accommodate two way traffic. The service area and bus turn-around are to remain in the current location at the rear of the building. • Grading and drainage plan and Sediment and erosion control—the plans show the new parking area stormwater will be handled by swales on the east side. • Landscape plan—no additional landscaping is proposed. • Site lighting plan—seven new pole lights are to be installed. The plans indicate 20 ft poles with cutoff fixtures. The plans also show wall mounted fixtures -3 of them on the east side of the building—a detail will need to be provided for the plans. Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the written request of an applicant. The application form identified as "Requirements" outlines the items to appear on the site plan or included as attachments. At the time of application the applicant has either requested waivers, indicated the item not applicable or has not addressed the item/ left check box blank. This includes the follow items listed under Requirements of the applicant's application: g. site lighting, h. signage, k. topography, 1. landscaping, n traffic, o. commercial alterations/ construction details, p floor plans, q. soil logs, r. construction/demolition disposal s. snow removal. Summary The applicant has completed a site plan application for the addition of 34 parking spaces and a 375 sq ft storage shed. Lighting details will need to be shown on the plans.
