* Location-The site is,located at 14 Ladd Lane of of Lockhart Loop and Route 9L
* Arrangement-The existing 1,300 sq ft,home (footprint) is currently under interior renovations and the two
exterior renovations will complete the total work on the home. The home:is located,41 ft from the
shoreline.
o Site Design- There is no changes proposed to the site:only changes are to the building.
@ Ruilding—The additions are to be located on the:road side of the home where:the home is an exist�ing non-
conforining structure,. The additions as,shown on the drawing do not meet the shoreline setback
requirements. On the first floor of the home there is a preexisting enclosed washer/drytr area and a covered
porch area that is to be an expanded kitchen area. Adjacent to this area would be the addition of a
mechanical room area. On the second floor over the mechanical room area would be a new entry room,area
with the addition of an open porch 46 sq ft connected to the existing walkway.

* Arrangement- The existing site currently has a 22,2060 sq ft building with 34 parking spaces.
0 Site Design;-The applicant,proposes to add 34 additional parking spaces and, a 375 sq ft shed to the property.
T he plans show the:new parking,spaces to be located on the east sid of the property'. The area contains,
existing trees to be removed for the length of the new parking—about 306 ft. The location is,directly
opposite:the trwnpofine building., The storage shed is to be 375 sq, ft and placed, adjacent to the dump,ster
enclosure. The shed is to be used for storage of site maintenance equipment—shovels, salt, snow removal,
lawn tools.
0 Site conditions- The only changes are to the parking area on the east side of the property all other existing
site conditions are to remain as is.
* Traffic- The plans show the location of the new parking and the distance between the parking spaces is 24 ft
to accommodate two way traffic, The service area and bus turn-am and are to remain in the current location
at the rear of the building.

storrnwater will be handled by swales on the east side.
* Landscape plan—no additional landscaping is proposed.

* Location-The project includes driveway work on parcel 7.12, currently vacant parcel and approved as a
materials,storage lot and parcel 7.2 (240 Luzerne Rd)existing self storageand approved storage building.
0 Site Design- -The applicant has indicated the driveway work that had been started was not consistent with
the approved plans. The applicant has proposed to correct the driveway access this includes installi'ng
plantings along the property line between the two properties.
e Grading and drainage plan Sediment and erosion control-The driveway is 832 ft and is,20 ft wide. The plans
show the driveway disturbance is,42,,340 sq ft. The drainage plans has been designed for the drivewayr only
and a 3.5 ft x 3 ft depth, store gravel trench is to be installed for the driveway storm water. Silt fence is
shown along the length of the project area. The plans indicate a stockpile of materials on 7.2 will be
