Our knowledge is based on a phone call with The Chazen Companies who witnessed a test pit on the property on Monday, February 19th, a site visit by me on Monday evening, a review of the Coulter& McCormack survey map prepared for John A. Gurba (photocopy attached), and discussions with representatives of TKC Engineering. Our understanding of the existing system is that wastewater exits the one room A-frame cottage on the south end and enters 1000 gallon (concrete?) septic tank located just south of the cottage. From there, septic tank effluent flows to an existing precast concrete drywell that is reportedly 6' in diameter and 4' deep. No information regarding possible crushed stone around the drywell is available, so based on the information available, we believe that the maximum wastewater disposal capacity of the system could be: 6' diameter x 3.1415 x 4' high=75 gpd. The test pit witnessed by The Chazen Companies reportedly showed sand (possibly with some clay) to a depth of 96" where evidence of seasonal high groundwater (mottling) was noted. (Note: the location of the test pit was north of the cottage, and reportedly the grade elevation of the test pit was 2 feet lower than grade at the drywell.) Extrapolating from the information available, the bottom of the drywell may be approximately 5 feet above the seasonal high groundwater noted in the test pit north of the cottage, however the depth to groundwater at the drywell is not known. During the site visit, I observed a watercourse running around the north and west sides of the cottage which likely emanates from a culvert under Pilot Knob Road north of the cottage and exits the site through a (presumed) culvert under a gravel driveway south of the cottage. Due to snow cover, I could not ascertain whether the water course is a stream or just a drainage course, however, reportedly both Town and NYSDEC representatives have examined the site and declared it a drainage course. Also during my site visit, I noted a domestic well serving the property located just north of the cottage; my rough measurement suggests that the well is approximately 90' from the leaching system, (possibly cross 12 East Washington Street 518-792-2907 Glens Falls, NY 12801 David Hatin,Director, Buildings & Codes February 21,2018 Re: Kubricky Wastewater, 89 Pilot Knob Road, Queensbury gradient) although reports of more accurate measurements put the well approximately 94' from the drywell; in either case, a wastewater variance is needed for that setback. During my site visit I did not see evidence of any additional domestic wells within 100' of the leaching system(drywell). Representatives of"Tom Kubricky Company, Inc." measured the location of the drywell in relation to the two closest property lines, and the approximate location is shown on the attached plan. Based on that information, a setback variance is also required for the westerly property line.
