Resolutions 1. Planning Board decision Prosect Description Applicant proposes removal of 182+/- sq. ft. concrete patio to install a 377 +/- sq. ft. patio including steps in similar location. Pursuant to Chapter 179-6-050 of the Zoning Ordinance, hard surfacing within 50 ft. of shoreline shall be subject to Planning Board review and approval. Staff Comments • Location-The project site is at 4 Jay Road East—located off of Glen Lake Rd and Jay Rd. • Arrangement- The survey shows the location of the existing 182+/- sq ft patio at the boathouse. The survey also shows the existing home and garage on the site. • Site conditions-The plans show the existing patio to be removed and the new 377 +/- sq ft patio to be installed with a low retaining wall support along the west side of the patio away from the shore. The plans show the existing patio to be removed and then excavated for the new concrete slab to be installed. • Grading and drainage plan and Sediment and erosion control. The plans show crushed stone with the retaining wall and 4 in perforated pipe. The applicant has explained a rain barrel is used to collect rain water from the awning area of the boathouse and used to water the gardens. The new patio area run off will be directed to a rock filled trench at the edge that is to be 4" deep rock filled with additional vegetation and shrubbery between the stone trench and shoreline. • Landscape plan—The applicant has indicated additional vegetation and shrubbery to be installed. Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the written request of an applicant. The application form identified as "Requirements" outlines the items to appear on the site plan or included as attachments. At the time of application the applicant has either requested waivers, indicated the item not applicable or has not addressed the item/ left check box blank. This includes the follow items listed under Requirements of the applicant's application: g. site lighting, h. signage, k. topography, 1. landscaping, n traffic, o. commercial alterations/ construction details, p floor plans, q. soil logs, r. construction/demolition disposal s. snow removal. Summary The applicant has completed a site plan application for the removal of a 182 sq ft patio to install 377 sq ft patio new hard surfacing within 50 ft of the shoreline.
