Proiect Description
Applicant proposes modification to fuel canopies and building lighting. Lighting changes include number of lights,
fixtures and brightness. Pursuant to Chapter 179-9-120 of the Zoning Ordinance, modifications to an existing site plan
shall be subject to Planning Board review and approval.
Staff Comments
• Location- The property is located at 985 State Route 149 the corner of Ridge Rd and State Route 149
• Arrangement- The site contains an existing 6,120 sq ft new convenience store, a 3,420 sq ft gas service canopy and a
2,070 sq ft diesel service canopy. The site work included new parking, stormwater, landscaping lighting and access
points on Route 149 and Ridge Rd.
• Site lighting plan—The revised lighting plan shows the following:
o Gas canopy was approved for 3 fixtures with less than 10 foot candles and installed was 8 fixtures with an
average foot candle of 29.39 foot candles.
o Diesel canopy was approved for 4 fixtures with less than 10 foot candles and installed was 6 fixtures with an
average of 23.86 foot candles.
o Wall lights were approved with a down cast fixture for 4 fixtures and installed non cutoff/semi cutoff type
fixtures and 7 of them.
■ The applicant has indicated the lighting additions are for visibility for the customer at the drive-thru,
fuel canopy area, and the building front access.
• Signage—The applicant has applied separately for an area variance to the signage on the site. The current free
standing sign is 56.34 sq ft and the applicant proposes an additional 7.25 sq ft panel relief is requested for having a
sign greater than 60 sq ft where 63.59 sq ft is proposed. In addition, the applicant is requesting relief from the number
of wall signs as two canopy signs at 342 sq ft were installed with the Sunoco Logo color scheme.
• Floor plans—The applicants plans shows the location of the existing lighting and the approved lighting.
Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the written request of an
applicant. The previous site plan for SP 36-2015 and SP PZ 157-2016 Modification provided the items outlined in
requirements and the as built is consistent with the plans with the exception of the lighting.
Summary
The applicant has completed a site plan application modification to request the existing lighting to replace the approved
lighting for the wall and canopies.
