Project Narrative: The proposed project includes the renovation of an existing 35,400 square foot building and paving of existing parking areas. CR Bard is an established medical device manufacturer in the Town of Queensbury and has leased the Collins Warehouse for many years. CR Bard desires to snake improvements to the leased facility site and building in order to improve the appearance and functionality of the facility. Paving and striping of the existing parking areas will consolidate and enhance parking and pedestrian travel on the site. The number of parking spaces is calculated based upon Tabie 5: Parking Requirements. Warehouse. The number of parking spaces provided exceeds the calculated requirement. Landscaping is not planned beyond placing topsoil and seed in any disturbed areas at the conipletion Of Construction. i Regarding facility/site signage, details of any proposed facility signage have not been finalized at this time. Any proposed signage will be code compliant and details of the signage will be provided to the Planting Board for review and approval at a later date, prior to proceeding with any signage. Traffic control and parking area signage is compliant with Town standards. The proposed project furthers and is consistent with the policies of the ' Town's Comprehemive Plan. A QC Lab, storage and marketing facility. Standard B. The project as proposed is on a pre-existing conforming parcel and complies with all requirements of the site plan review standards . Standard C, The site plan as proposed encourages safe pedestrian activity internally and to and from the site with defined pedestrian paths of travel. Standard Q. The site plan conforms to Chapter 136 and Chapter 147 of the Town Code and other applicable laws as indicated on information submitted with the application. Standard E: The intended use is in harn7ony and with the general intent of this Chapter. The nature and intensity of the proposed use is unchanged from what has been in existence here for many years. Standard R The proposed use is unchanged from existing and will not create hazards of any kind to the public, or residents of the existing neighborhood. Standard J: Stormwater drainage facilities are provided as required and do conform to the requirements of Chapter 147 of the Town Code as indicated by the information submitted with the application.
