MANLIUS, NEW YORK 13104 SITE • DESIGN ENGINEERING May 17,2018 Mr. Stephen Traver,Chairman Town of Queensbury Planning Board Town of Queensbury 742 Bay Road Queensbury,New York 12804 Re: Fastrac Caf6 220 Corinth Road Town of Queensbury,Warren County,New York Waiver Request- §179-6-020 Lighting Dear Mr. Traver, As part of our planning board application for the proposed Fastrac Cafe,we respectfully request a Waiver of a specific requirement within the Town of Queensbury Zoning Code. We request 2 waivers, one for the requirement of horizontal illuminance at building entrances and one for horizontal illuminance at building exteriors, as per Chapter 179 Zoning,Article 6 Environmental and Performance Standards, Part 020, Paragraph C Use Building Entrances Maximum 5.0 fc and Building Exteriors Maximum 1.0 fe. Justification of the Request: Fastrac Markets,LLC recently completed the construction of Fastrac Cafe,a 5,800 SF one-story building. There are two customer entrances to the building, one main entrance centered on the southern building fagade and one secondary entrance on the western building fagade. Both doorways contain overhang canopies for pedestrian shelter and safety. There are mounted lights in both canopies. In addition, there are decorative downcast lights on the south and west building fagade. The building program contains specific light fixtures and illumination to provide safety to customers and employees of the store. The store operates 24/7 and requires proper lighting at the access/egress points of the store. The overhead lighting allows a customer to safely see where they are walking whether it be stepping up/down the sidewalk or entering the parking area with moving vehicles. In addition, the lighting provides a safe line of sight for employees working in the store at night to see activity at the entrance doors. The level of illumination at the doorways is reserved on the sidewalk surrounding the building and does not spill into the parking lot. No additional light is shed off of the property as a result of these fixtures. In addition,the property is located along the Exit 18 (Interstate 87), a commercial corridor. The site lighting package provided at the time of the original site plan approval only included the site lighting from the exterior light poles and under the fuel canopies,but did not include the building mounted lighting,thus the reason for this request.
