Prosect Description
Applicant proposes a 2,540 sq. ft. (footprint) three bedroom home. Project occurs in the LGP with more than
15,000 sq. ft. of disturbance and work within 100 ft. of a wetland boundary. Pursuant to Chapter 147
(stormwater) & Chapter 94 (wetlands) of the Zoning Ordinance, major stormwater site work shall be subject to
Planning Board review and approval.
Staff Comments
• Location-The project site is located on 1743 Ridge Rd. near Pickle Hill Rd.
• Arrangement- The existing parcel 3.03 ac is vacant. The applicant has provided a survey that shows the lot
line adjustments of adjoining property so the parcel would meet the zoning requirements.
• Site Design- The project proposes to disturb 43,000 sq ft with site development for the house, driveway,
septic, grading, and stormwater.
• Building—The applicant proposes a 3-bedroom home with and attached garage.
• Site conditions-The project site contains a wetland area
• Site layout and utility plan—The plans show the well location and septic system.
• Grading and drainage plan and Sediment and erosion control—The project requires a major stormwater
permit due to the disturbance. The plans show the areas to be graded and filled around the house site and
the driveway area.
• Elevations —The elevations show all four views of the home and height of 30 +/- ft at the walkout basement
area.
• Floor plans —The floors plans show the main floor with the bedrooms, kitchen and living room area. The
basement area is also shown
Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the written
request of an applicant. The application form identified as "Requirements" outlines the items to appear on the
site plan or included as attachments. At the time of application the applicant has either requested waivers,
indicated the item not applicable or has not addressed the item/ left check box blank. This includes the follow
items listed under Requirements of the applicant's application: g. site lighting, h. signage, n traffic, o.
commercial alterations/ construction details, q. soil logs, r. construction/demolition disposal s. snow removal.
Waivers requested as project is residential in nature and requirements are typical of commercial projects.
Freshwater Wetlands
The wetland area portion on the property is about 14,000 sq ft and the total wetland area is about 22,000 sq ft.
The applicant has indicated APA has been asked to review the wetland area.
Summary
The applicant has completed a site plan and freshwater wetland permit for the development of a 3 ac vacant
parcel with site disturbance of 43,000 sq ft for the construction of a new 3 bedroom home.
