This is a request for Special Use Permit for Room for Paws, LLC to operate a dog boarding facility
located at 414 Corinth Road, Queensbury,NY,presently known as Mike Baird Signs, located in Ll-I A
district.
The application seeks approval for the addition of boarding services to be located in the bark of the
present building. The design calls for the use of approximately 1,800 square feet of space attached to
the sign business, which has been in operation for the past 38 years.
The goals of the company are to provide the highly-desired and much-needed service of dog boarding
in a cage free environment. Room for Paws will offer overnight boarding for dogs, The boarding
facility will allow owners to have their dogs cared for in a no cage environment while they are away.
This service addresses clients' demands that their dogs not be caged for their entire stay. .
Minor remodeling of the facility will be completed upon approval at 414 Corinth Road in Queensbury.
Upon approval, minor alterations will need to be made including indoor boarding partitions and the
installation of fence around a designated area in back of the facility. See attached for new layout of
existing sign.
A typical day at Room for Paws would consist of clients dropping off/picking up their dogs during
designated mornin&vening hours. All dogs will be housed inside with no outside kennels. Dogs will
be let outside during designated times throughout the day for elimination.
Comprehensive plan
The project is in harmony with the town's Comprehensive Plan. These services will be aimed toward all
dog owners including local citizens who travel for job related activities and vacationers, etc. who need
a trusted place for their dog to stay when they are away. This will be aimed at local and regional
customers as well as nationally as we will be located close to several tourist attractions including Lake
George, Saratoga Race Track, and West Mountain Ski Center. We will also be located less than a mile
from the new hotels being constructed off of exit 18. As people continue to view their pets as family
members,the addition of a dog boarding facility in this location would satisfy a major quality of life
issue for pet owners who demand these services, It will add to the character of the community as
welcoming visitors to the area where:they can have their family members cared for nearby by a
licensed veterinary technician, as well as add to the economic health of the area by adding a local
service.As the proposed site is an existing structure,no further land will be disturbed and the facility
will be located in a previously approved and compliant site.
The project is compatible with the character of the neighborhood as the building is a preexisting
approved structure and no further construction will be performed. The exterior of the building was
recently updated and is in excellent condition and appearance.
The proposed project has safe and efficient access for its customers with off street parking and is
equipped with the required parking spaces for the square footage of the building.
There are sufficient infrastructure and services available for the proposed use.As this is a preexisting
approved site, there is adequate trash removal, handicapped accessible bathroom, heating/air
conditioning, telephone service, etc.
The proposed site is compatible with and protects natural resources as,it is a preexisting approved site.
The landscaping has been in place for a number of years. The proposed site location in the back of the
building has no windows which will greatly minimize any noise that may occur.
As stated above, the proposed kennel will produce positive effects on the long-term economic stability
of the town due to community and neighborhood desire for this service and the need for this service in
this location, in addition to drawing tourists to the site.
