The site is bordered on the west by commercial property, on the south by Corinth Road, on the east by residential houses, and on the north by woods. GENERAL SITE DEVELOPMENT The applicant is proposing to develop 3.8± acres in order to construct 12 self storage buildings, associated pavement, and stormwater management areas. The existing restaurant will remain and the new development will be located beyond the existing parking lot. SOIL TYPES, GROUNDWATER& TOPOGRAPHY According to the Warren County NRCS, the primary hydrologic soil group is type A, loamy fine sand. The existing site drains to low points onsite and infiltrates. STORMWATER MANAGEMENT PLAN The stormwater management plan for the proposed project will utilize surface sheet flow across pavement and rooftops to the infiltration areas as shown on the site plans. Post-development discharge will be controlled with detention of the entire 100- year storm event and all runoff remaining onsite. ABD Engineers,LLP Corinth Road U-Store It 2 5010A-SMR Page I ANALYSIS The post-development drainage map is located in Exhibit 2. HydroCAD TR-20 method is utilized for the stormwater analysis. Stormwater calculations for the post- development conditions are presented in Appendix A. In the pre-development condition, the site is made up of low points which collect runoff and allows infiltration into the well-drained soil. The offsite discharge is assumed to be zero. In the post-development condition, there are seven drainage areas (refer to Exhibit 2). Post Area 1 is 2.28±acres and consists of impervious rooftop, pavement and grass areas. The peak runoff rates to infiltration basin 1 for the 1, 10, and 100-year storm events are 2.13± cfs, 6.27± cfs, and 13.50±cfs respectively with a time of concentration of 6 minutes and a CN value of 77. The required 100-year storage volume is 14,383± cubic feet and the infiltration basin provides 19,860± cubic feet. The entire 100-year storm infiltrates and there is no offsite discharge. Post Area 2 is 0.94±acres and consists of impervious rooftop, pavement and grass areas. The peak runoff rates to infiltration basin 2 for the 1, 10, and 100-year storm events are 1.62± cfs, 3.61±cfs, and 6.77± cfs respectively with a time of concentration of 6 minutes and a CN value of 86. The required 100-year storage volume is 7,380± cubic feet and the infiltration basin provides 13,070± cubic feet. The entire 100-year storm infiltrates and there is no offsite discharge. Post Area 3 is 0.65±acres and consists of impervious rooftop,pavement, woods and grass areas. The peak runoff rates to infiltration trench 3 for the 1, 10, and 100-year storm events are 0.00±cfs, 0.23± cfs, and 1.46±cfs respectively with a time of concentration of 6 minutes and a CN value of 53. The required 100-year storage volume is 1,300± cubic feet and the infiltration trench provides 1,318± cubic feet. The entire 100- year storm infiltrates and there is no offsite discharge. Post Area 4 is 0.10± acres and consists of impervious pavement, woods and grass areas. The peak runoff rates to infiltration basin 4 for the 1, 10, and 100-year storm events are 0.04± cfs, 0.19± cfs, and 0.48± cfs respectively with a time of concentration of 6 minutes and a CN value of 70. The entire 100-year storm infiltrates and there is no offsite discharge. Post Area 5 is 0.45±acres and consists of impervious rooftop,pavement, and woods. The peak runoff rates to infiltration trench 5 for the 1, 10, and 100-year stone events are 0.00±cfs, 0.30±cfs, and 1.28± cfs respectively with a time of concentration of 6 minutes and a CN value of 57. The required 100-year storage volume is 1,152± cubic feet and the infiltration trench provides 1,174::L cubic feet. The entire 100-year storm infiltrates and there is no offsite discharge. Post Area 6 is 0.27± acres and consists of impervious pavement, woods and grass areas. The peak runoff rates to infiltration basin 6 for the 1, 10, and 100-year storm events are 0.00±cfs, 0.03±cfs, and 0.44±cfs respectively with a time of concentration of 6 minutes and a CN value of 49. The required 100-year storage volume is 350±cubic feet and the infiltration basin provides 360± cubic feet. The entire 100-year storm infiltrates and there is no offsite discharge. Post Area 7 is 0.65± acres and consists of impervious pavement, woods and grass areas. The peak runoff rates to infiltration basin 7 for the 1, 10, and 100-year storm events are 0.15±cfs, 0.99±cfs, and 2.76±cfs respectively with a time of concentration of 6 minutes and a CN value of 66. The required 100-year storage volume is 2,6071 cubic feet and the infiltration basin provides 3,395:L cubic feet. The entire 100-year storm infiltrates and there is no offsite discharge. SUMMARY The post-development runoff infiltrates onsite and results in zero peak discharge rates up to the 100-year storm event. The stormwater management plan will meet the needs of the project and the Town of Queensbury. The stormwater management plan will function adequately and will not adversely affect adjacent or downstrk4m properties.
