The property in question is within the Town of (~ueensbury zoning classification of Waterfront Residential, (WR). A boathouse is listed as allowable use within the WR district subject to Site Plan Review by our Planning Board and also subject to all applicable zoning requirements. As I understand this proposal, you seek to install a new boathouse/sundeck structure at the shoreline on their property. Site Plan Review will be necessary for this proposal prior to the issuance of the necessary Building Permit. Additionally, an Area Variance will be required as the proposed construction does not meet the requirements of the zoning regulations. The existing structure was constructed in the 1940's and subsequently the cribs have fallen into disrepair. The purpose of this project is to replace the existing cribs with new cribs. that conform to current requirements. In addition to replacing the cribs, the entire structure will be replaced. The stone from the existing cribs will be re-used in the new cribs. This project has the approval of the Lake George Park Commission which issued permits #5234-47-10 Wharf Construction and #5234-48-10 Excavation/Fill Activity issued July 27, 2010. The property in question is within the Town of Queensbury zoning classification of Waterfront Residential, (WR). A boathouse is listed as allowable use within the WR district subject to Site Plan Review by our Planning Board and also subject to all applicable zoning requirements. As I understand this proposal, you seek to install a new boathouse/sundeck structure at the shoreline on their property. Site Plan Review will be necessary for this proposal prior to the issuance of the necessary Building Permit. Additionally, an Area Variance will be required .as the proposed construction does not meet the requirements of the zoning regulations.
