I have reviewed the plans and find that an Area Variance and will be needed for the project. Specifically, the new construction does not meet the minimum property line setbacks for the Rural Residential; (RR) zoning district thus the need for the Area Variances. Further, per 179-5-020. you would be allowed up to 2 accessory structures not to total more than 500 sf. I understand that you currently have two accessory structures totaling approximately 200 sf, so the addition of this third accessory structure which alone is 576 sf, additional variance relief is necessary. Please note that the survey map provided will need to be updated as it shows an attached structure and I understand your proposal to be for a detached building.
