My review of your plans has revealed that the proposed building project will require an Area Variance and Site Plan Review prior to the issuanccYof a Buiiding Permit. Specifically, the proposed addition does not meet the minimum front, side or shoreline setback requirement of the 3~Vaterfront Residential district. Additionally, .the proposal exceeds the maximum permeability a~ad Floor Area Ratio requirements as well. Site Plan Review is necessary as the proposal calls fo`i• the creation of hardsurfacing within 50 feet of the shoreline. As the current structure is considered to be apre-existing, non-conforming structure, additional review and relief from both the Planning Board and Zoning Board is needed for the expansion of such a structure. The construction will be on the north/west corner of the cottage in front of the one and only entry door. This covered area will allow easy access while being sheltered from the elements, a luxury we currently do not currently enjoy. The proposed addition will be constructed of composite deck boards and railings, while the roof will be that of wood and asphalt shingles in complimentary colors to the existing cottage. This covered deck will be of an "open" nature with no intentions of screening or enclosing of any kind. We feel the addition is small in nature and of reasonable usage of our recently acquired property (12/2010).
