The Applicant feels that these changes will allow the business to become more efficient. Due to the fact that the business is seasonal the Applicant is anticipating being able to make these changes over the winter so that it will be completed when the business opens in March. Due to the fact that this is apre-existing nonconforming structure, any changes that are deemed an expansion require a variance due to its location in the front setbacks. As a result, the requests for this proposal includes the following (1)expansion of anon-conforming structure (2) front setback relief and (3) a variance from the travel corridor. Although there are more than one variance being sought, due to the fact that any request would require a variance, this should not be deemed a substantial request.
