Because the original lot on which the existing two structures has been subdivided and aze separately owned, we were told that a variance was required to advertise, by sign on the front lot, the business conducted on the reaz lot. This is a unique circLUnstance, as the main entrance to the reaz lot is from Aviation Road. In fact, by easement, the client pazking for the reaz lot is provided on the front lot. The original site plan requires one way traffic from Aviation Road through to Manor Drive. The signage proposed will comply with setbacks and is smaller than permitted. The sign will be dark green with gold lettering and border. Secondly, it promotes a better traffic flow within the site; Clients of both buildings will enter from .Aviation Road and will exit by using Manor Drive; if Lot 2 changes its signage to Manor Drive and promotes its address as being on Manor Drive, more traffic will be created for Manor Drive, which is essentially residential and will interfere with the one way traffic pattern that is in existence now and which was required as part of the original site plan.
