The property is zoned M-1 and is bordered on the north, east and west by light manufacturing and on the south by a railroad spur track and residential property. B. GENERAL The building is an 18 year old one story structure of 32,520 square feet with attached loading docks, ramps and covered storage total- ing an additional 3,980 square feet. The exterior of the building is painted concrete block. C. STRUCTURE/CODE CLASSIFICATION The building is of type 2b, noncombustible construction and appears to be in sound structural condition. D. INTERIOR The building consists of two basic areas: 1. General Office Areas - This area has finished gypsum board and concrete block walls with acoustic panel ceilings throughout. The office areas equal approximately 3300 square feet and includes toilet facilities for men and women and a lunch room. 2. General Storage and Loading Areas - This area has exposed concrete block walls and exposed roof construction .throughout. The stor- age area equals approximately 27,020 square feet and includes several smaller storage and repair rooms and one large storage area. The loading area equals approximately 2200 square feet and is separated from the main storage area by rolling steel doors. E. ELECTRO-MECHANICAL SERVICES 1. Water/Sewer: The building is served by municipal water and has two separate septic systems for the existing toilets. 2. Automatic sprinkler system: The system consists of two separate installations with alarms. A wet system services the general of- fice areas and a dry system services the general storage and load- ing areas. 3. Mechanical systems: The office areas have hot water convector units served by a gas fired Boiler located on an elevated slab above the lunch room. Individual offices have thru wall electric air conditioning units. The storage and loading areas are served by suspended gas fired unit heaters. -1- 4. Electrical : The main electrical service entrance is 400 amp, 120-208 volt, 3 phase. There are branch panel boards located throughout the building for power and lighting distribution. F. CODE AND REGULATIONS REVIEW This building was reviewed in accordance with the following: 1 . Part 690 of OMR/DD Day Treatment Center Regulations. 2. Life Safety Code, NFPA 101 , 1981 edition, chapter 26. 3. New York State Building Construction Code applicable to General Building Construction for Occupancy Group Cl . G.
