Project Description
Applicant proposes a 100 sq. ft. chicken coop on an existing 6 acre parcel. Applicant will also maintain existing
residence with no additional changes. Pursuant to Chapter 179-5-040 of the Zoning Ordinance, agricultural use
– poultry/fowl shall be subject to Planning Board review and approval.
Staff Comments
Location-The project is located at 1601 Bay Road (North of the Pickle Hill intersection)
Arrangement- The applicant has an existing home on the site that is to remain and proposes is a 100 sq ft
chicken coop to be placed on the east side of the property towards Bay Road. The chicken coop is to be
about 60 ft from the east property line and 60 ft from the south property line.
Site Design- The plans show the location of the proposed chicken coop and the area to be used for compost.
There are no changes to the house, garage or driveway location. The property is quite wooded and is also
wooded in the area of the chicken coop location.
Building – The chicken coop is to be 10 x10 raised with an open area underneath, perch area, ½ door and
nesting door.
Site conditions-The applicant has indicated the placement of the chicken coop and compost area are the only
changes to the site.
Elevations – The plans show a sketch of the chicken coop.
Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the written
request of an applicant. The application form identified as “Requirements” outlines the items to appear on the
site plan or included as attachments. At the time of application the applicant has either requested waivers,
indicated the item not applicable or has not addressed the item/ left check box blank. This includes the follow
items listed under Requirements of the applicant’s application: g. site lighting, h. signage, j. stormwater, k.
topography, l. landscaping, n traffic, o. commercial alterations/ construction details, p floor plans, q. soil logs, r.
construction/demolition disposal s. snow removal.
Summary
The applicant proposes to construct a 100 sq ft chicken coop with a compost area where the chickens and coop
are located greater than 50 ft from the property lines as required by Section 179-5-040 Agricultural Uses.
