Project Description
Applicant proposes a new façade with new font for signage lettering. Building frontage is 90 ft. – changing
from blue façade to a brown/bronze façade. Entryway false façade above roofline to be removed. New roofline
matches elevation to be 21 ft. Pursuant to Chapter 179-23 of the Zoning Ordinance, amendments to an
approved site plan shall be subject to Planning Board review and approval.
Staff Comments
Location-The project site is located at 257 Dix Ave the Garvey Hyundai auto dealership.
Arrangement- The building, parking, access, stormwater, landscaping and lighting are to remain the same.
Site Design- no changes to the site are proposed
Building – the east side of the building has an existing covered drop off area that is to be converted to an
enclosed service drive-in area.
Signage-The façade of the building front is being changed with new wall signage font changes and the free
standing sign font will also be modified. The applicant has noted the wall signage square footage is
compliant where 258 sq ft was permitted and proposed is 208 sq ft.
Site conditions-The existing covered drop off area is to be converted to enclosed service drive in area –with
overhead doors at either end to accommodate customers as they drive in. There are no changes to the site
are proposed.
Traffic- The plans for the Hyundai facility indicate 77 parking spaces are required and the auto display area
could accommodate 200 display vehicles.
Site layout and utility plan –no changes to the site layout or utility plan are proposed.
Grading and drainage plan and Sediment and erosion control – no changes are proposed to the existing
grade of the site.
Landscape plan – no new landscaping is proposed.
Site lighting plan – no new lighting is proposed.
Elevations – The façade plans show the blue material is to removed and replaced with a bronze material. In
addition, it is noted the existing blue façade above the roofline is to be removed so the roof would be at the
same elevation the length of the building. The plans also show the new service drive-thru area with
overhead doors and a new access door adjacent to it. The applicant has indicated the proposed covered entry
is not to be constructed as they received a waiver from the company and are not required to construct it.
Floor plans –The floor plans note the change to the covered drop off area to an enclose service drive-in, area
Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the written
request of an applicant. The application form identified as “Requirements” outlines the items to appear on the
site plan or included as attachments. At the time of application the applicant has either requested waivers,
indicated the item not applicable or has not addressed the item/ left check box blank. This includes the follow
items listed under Requirements of the applicant’s application: g. site lighting, h. signage, j. stormwater, k.
topography, l. landscaping, n traffic, o. commercial alterations/ construction details, p floor plans, q. soil logs, r.
construction/demolition disposal s. snow removal.
Summary
The applicant proposes a site plan modification to an existing plan for removal of an existing blue façade to
replace with a bronze façade along with font changes for the wall sign and free standing sign. The project also
includes enclosing the drop off area for a drive in service, new overhead doors, and new access door.
