Site Plan Review Freshwater Wetlands Applications Submittal - August'18 900 New York 146 Clifton Park, NY 12065 (P) 518.371.7621 (F) 518.371.9540 edpllp.com August 15, 2018 Town of Queensbury 742 Bay Road Queensbury, NY 12804 Attn: Stephen Traver, Planning Board Chairman Re: Site Plan Review Application Submission Bay Road Self Storage, LLC – Bay Road Dear Mr. Traver: Submitted for your distribution and review are 15 sets of the applicable Site Plan Review and Freshwater Wetland Permit application documents for the referenced project located on Bay Road with access from the service road which runs easterly to the Duke Concrete site. The subject property consists of 5.5 acres of undeveloped lands but includes the existing service road. The proposed project involves the development of approximately 45,300 sf of self storage units within nine buildings. Please refer to our plan set consisting of Sheets 1 of 8 through 8 of 8 (EDP) and an Architectural Floor Plan & Elevation View plan sheet by TBS. Note that the architectural plan is from a previous self storage unit project completed by the applicant but is representative of the buildings proposed. The applicant is proposing the construction of the buildings in a two-phase approach, Buildings 1 – 5 in Phase 1 and Buildings 6 – 9 in Phase 2. All associated infrastructure will be constructed within Phase 1 with the remaining buildings and associated pavement constructed in Phase 2. Also included with this SPR application package is the Town SPR application, copies of deeds of the effected parcels and the $500 application fee. As the effected property owned by Kubricky & Sons, Inc. (approximately 12.2. acres) is made up of three separate tax parcels, a boundary line adjustment plan will be necessary to create the 5.52 acre parcel proposed for this project. A Boundary Line Adjustment Plan prepared by Van Dusen & Steves has been included as part of the submittal documents. Wetlands have been delineated on the adjacent remaining Kubricky lands (northside of the service road) and since site disturbance will occur on the project site within 100’ of these wetlands a Freshwater Wetlands Permit will be required from the Town of Queensbury.
