Resolutions 1. PB Recommendation Project Description Applicant proposes a two lot subdivision where Lot 1 (0.61 acre) will have a shared driveway with Lot 2 (0.73 acre). Lot 1 is to maintain an existing home and Lot 2 is to be developed for one new single family home. Pursuant to Chapter 183 of the Zoning Ordinance subdivision of land shall be subject to Planning Board review and approval. Variance: Relief is sought for road frontage and parcel size. Planning Board shall provide a recommendation to the Zoning Board of Appeals. Staff Comments Sketch Plan –requesting waiver from sketch Preliminary Review – Layout plans –the survey shows the two lots having access to Corinth Road. No new roads are planned. The narrative has indicated the lots are to have shared drive ways with lot 1 to have physical access over the newly created parcel.. Construction details – The plans show location of septic, or water connections for the proposed home.. Landscape plans –the number of lots does not require landscaping. Clearing plan –The applicant has indicated clearing will occur for the house, site septic and well installation. The applicant has requested a waiver from a clearing plan Grading and erosion plans –The plans do not show site topography. The applicant has requested a waiver from topography. The Environmental report – the applicant has completed a Long Environmental assessment review for 2 lots. Stormwater management –the applicant has not provided a stormwater management report and has requested a waiver. Fees –per application. Waivers –the applicant has requested waiver from clearing, topography, stormwater and grading, Open Space –there is no proposal for open space . Streets –the plans show no new streets. Final Stage Review – Final Plat-subdivision for 2 lots. State/County agency – Planning and Zoning Board review for two lot proposed subdivision. Other plans reports –no additional information provided. Protected open space –none proposed. Nature of Area Variance The applicant proposes to subdivide a 1.34 acre lot into two lots of 0.61 acres and 0.73 acres each where relief is being requested for creating 2 parcels less than two acres. Relief is requested for lot1 having physical access over lot 2.
