Resolutions 1. Planning Board decision Project Description Applicant proposes a 560 sq. ft. second story addition to an existing 1,096 sq. ft. (footprint) home. Home is 2,056 sq. ft. FAR proposed is 2,616 sq. ft. Applicant has revised application for second story addition to be 36 ft. 9 in. in height. Pursuant to Chapter 179- 13-010 of the Zoning Ordinance, expansion of a non-conforming structure shall be subject to Planning Board review and approval. Staff Comments  Location-The project site is located at 2966 State Route 9L.  Arrangement- The applicant proposes an addition to be constructed as a second story to the existing structure.  Site Design- There are no changes to the site proposed. All construction is occurring on the second story of the existing home. The existing porches are to remain. The applicant recently has completed a septic alteration to install a new tank for up to 4-bedrooms.  Building – The new addition will be accessed from the interior of the house and proposed 3 bedrooms. The building exterior will match the existing home and the new windows will be consistent with the existing home. The applicant has indicated construction staging will occur in the driveway and access will be from the existing deck as well interior of the home. The applicant has also explained the runoff will be accomdated with the existing splash blocks and gravel area at the edge of the home.  Elevations – the elevation show each side of the building with the new addition, roofline, and windows. The building at the highest point is 36 ft 9 in. The site drawings have been revised and now show the existing porches.  Floor plans –The applicant has provided a floor plan showing the new second floor with 3-bedrooms. Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the written request of an applicant. The application form identified as “Requirements” outlines the items to appear on the site plan or included as attachments. At the time of application the applicant has either requested waivers, indicated the item not applicable or has not addressed the item/ left check box blank. This includes the follow items listed under Requirements of the applicant’s application: g. site lighting, h. signage, j. stormwater, k. topography, l. landscaping, n traffic, o. commercial alterations/ construction details, p floor plans, q. soil logs, r. construction/demolition disposal s. snow removal. Nature of Variance th Tabled. The ZBA tabled the application to the November 14 meeting. The project requires relief from property line setbacks 6.37 on the north side and 11 ft on the south side where a 12 ft side setback is required. Relief is also requested for the height where the proposed elevation is at 36 ft 9 in and the maximum height allowed is 28 ft. Floor area proposed is 2,616 sq ft and maximum allowed is 1,613.7 sq ft existing is 2,056 sq ft.
