Parcel History: SV 72-93, SP 35-92; __________________________________________________________________________________________ Requested Action Planning Board review and approval of a new exterior entryway feature and a new painting scheme of the façade to the Olive Garden restaurant. Resolutions 1. SEQR 2. PB Decision Project Description Applicant proposes a new exterior entryway feature and a new painting scheme of the façade to the Olive Garden restaurant. Pursuant to Chapter 179-3-040 of the Zoning Ordinance, new building façade work shall be subject to Planning Board review and approval. Staff Comments  Location- The project site is located at 756 Glen Street, Olive Garden Restaurant #1428  Arrangement- The site is an existing 8,472 lease space to an existing strip plaza of 106,586 sq ft (not part of main strip mall square footage). Also as part of the floor plans of the existing strip mall are 2 additional floor space areas of 4,450 sq ft (2 floor) and a 2,000 sq ft space (2 floor)  Site Design- The applicant has indicated the lease space is to remain in the same location and access will also remain the same.  Building – The project involves repainting the exterior of the building to a Baguette (light brown), with accents at the ridge and lower line of Old Warm Romance (cream color), and a canopy color of Olive Garden Brown (brown color). The entrance area façade is to be stone placed on the existing building service and to have a peaked roof feature at the top.  Signage- The signs on the West and South sides are to be replaced with a white text for Olive Garden and green color for the text Italian Kitchen and the branch item. Sizes are to be provided to confirm compliances with sign requirements. Plans indicate to be completed by separate vendor.  Site conditions-No changes to the site are proposed.  Traffic- No changes to the parking and travel lanes are proposed.  Landscape plan –No changes to the landscape are proposed –to remain around restaurant as is.  Site lighting plan –No changes to the lighting are proposed. The board may consider to confirm no light changes –as Staff reminded the applicant any lighting changes may also need review –including changing old fixtures to LED fixtures.  Elevations – The applicant has provided details of the exterior changes included the new entry feature.  Floor plans – The applicant has provided details for the floor plan that shows the rooms and interior lighting. Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the written request of an applicant. The application form identified as “Requirements” outlines the items to appear on the site plan or included as attachments. At the time of application the applicant has either requested waivers, indicated the item not applicable or has not addressed the item/ left check box blank. This includes the follow items listed under Requirements of the applicant’s application: g. site lighting, h. signage, j. stormwater, k. topography, l. landscaping, n traffic, o. commercial alterations/ construction details, p floor plans, q. soil logs, r. construction/demolition disposal s. snow removal.
