PB Decision Project Description Applicant proposes to place a food truck in a 224 +/- sq. ft. area to operate a food service in conjunction with the existing brewery/tasting room operation. The food truck will be parked directly adjacent to building (tasting room). Food truck is specifically for patrons of the brewery Pursuant to Chapter 179-9-010 of the Zoning Ordinance, new commercial development shall be subject to Planning Board review and approval. Staff Comments  Location- The project site is located at 1043 State Route 9 adjacent to Fun Spot and Hidden Farm Rd.  Arrangement- The site has an existing 21,667 sq ft commercial building that is used for a brewery and tasting room.  Site Design- The Food truck is to be placed in front of the building area access area to encourage patrons to select food items to bring inside to eat or remain outside to eat. The truck is about 224 sq ft typical food vending vehicle, to remain on site at all times and operated by owners of the brewery. The images show the Food Truck to have light and sound fixtures on either side of the vending window.  Building – There are no changes to the building.  Signage-There are no changes to the signage.  Site conditions- The area being used for the placement of the truck will be marked out in front of the tasting room access.  Traffic- There is no change in the parking arrangement or number of parking require for the operations. There are 160 parking spaces available on the site.  Site layout and utility plan – The unit is self-contained –no utility connection to the building is anticipated.  Sediment and erosion control and Grading and drainage plan –There are no changes proposed  Landscape plan –There are no changes to the site landscaping.  Elevations and Floor plans – The interior building arrangements remain the same. The applicant has provided a photo of the Food Truck. Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the written request of an applicant. The application form identified as “Requirements” outlines the items to appear on the site plan or included as attachments. At the time of application the applicant has either requested waivers, indicated the item not applicable or has not addressed the item/ left check box blank. This includes the follow items listed under Requirements of the applicant’s application: g. site lighting, h. signage, j. stormwater, k. topography, l. landscaping, n traffic, o. commercial alterations/ construction details, p floor plans, q. soil logs, r. construction/demolition disposal s. snow removal. Summary The applicant has completed a site plan application for the placement of a food truck outside an existing brewery/testing operation.
