Deck Plans for 4 Green Way North!Queensbury NY.June 13.2018 Note: All sidenotes on drawings are included and added to, below. g -Rail Posts will be placed through the deck and attached with (2), /2" Galvanized Thru Bolts with hexagon ends, a flat fender washer and lock washer, through the decks rim joist/rim band. The bolt head will be recessed just below the outer 2x10 to allow for a clean setting surface to nail the finish PVC trim fascia to. -Rail posts, as with the rest of the deck, will be made of a GROUND CONTACT quality pressure treated lumber. White finish sleeve may or may not be used in the final product, nonetheless will minimally have the 4x4 PT core- SET 48" APART ON CENTER. Exception be made of the posts on both sides of the stairway at deck level, measurement will not exceed 48", as is the distance between the second to last post inward to the post right next to the house, on both sides of the deck that is perpendicular to the house's rear walls. -Height of the RAILINGS shall be at the height of 36" from finished deck to the top of the handrail. With a distance of no more than 2" clearance between deck and bottom rail. -Distance between balusters shall not exceed 4". -Stairway railing will measure between 36-37" at the top rail from the stair treads nose; vertically. Decking -Decking to be constructed using 1 x6 pressure treated deck material. Screwed down to deck joists using 2.5" coated deck screws (Deck Mate- Star/ Torque Head). -Decking to be ran the full span of the deck framing +1" overhang around the entire FINISHED perimeter. 1-3/4" over the outer most framing rim band (2x10 PT). For a one inch overhang after 3/4" finish fascia trim piece. -Joints to be staggered at the center of layout joists. Splitting the joints @ 3/4" from either side. Not creating any floating of freestanding cut ends of the decking material. Stairs ',wua (A., vV 1✓t4.11� at. vU W1I.4 1'11N1011.12,1J, 1iEiQUS Ut4116 W1411 decking material, with a 1 inch over hang all around (including a 1" overhang over the �3 9 PVC trim finish riser). Stair finish run shall be minimum of 10" in depth. (edge of overhang to riser). -Stairway finish rise to be between 6-7" with a total runout of longest to shortest difference to exceed no more than 3/8". -Over the 60" wide treads, there will be (4) stringers spanned approximately 15" apart total, allowing for the one inch overhand on both ends of the tread. The stringers will be cut out of a 2x 12 pressure treated material. -The stringers will be held directly to the outside rimband via (2) 6-7" long by 5/16" galvanized lag bolts pre drilled at 1/4" by lag depth from behind the rim boards through both outer and inner rim band, excluding the finish fascia trim piece which will but up to the stair stringer in the fmal stage. Final run of the top step shall reflect accordingly with the other stair treads- dimensionally. -(ADDITION TO ORIGINAL PLAN)- -Stair stringers at the bottom will be attached together with a fmal 2x framing material (PT), and outer stringers will be attached to (two) 4x4 PT posts, from the inside with— (2) 4" x 5/16" galvanized lag bolts, holes predrilled @ 1/4". -Above mentioned 4x4 PT posts will be secured to a post base and attached to concrete footer. No big foot base necessary. Footers -Footers of deck shall be constructed of a 12"round sonotube for the deck framing, 10" for the (two) stair base footers. -Each footer shall be dug down to the depth of 47" with about 1" above ground, leveled off and plumbed accurately, filled with Quikrete- Concrete (Orange/Yellow Bag) with a rating of 4000PSI. -In the center of each footer, a 10-12" J Bolt Anchor will be installed at a proper depth and height to avoid any cutoff of the threading that is left above the concrete. -Each post will be secured to the concrete foot via a galvanized steel post base with appropriate TICO/N10/ Galvanized 1.5"Nails. (True for both 4x4PT, and 6x6PT posts.) -Footers that are underneath the double beam will be supported with concrete " Big Foots" at the bottom of the sonotube in addition to the 48 inches. (Footer depth- greater than 60") i L14JJ_111% JOISTS-All deck joists will be made from a 2xg PT material, installed crown up, all continuous from the house ledger boards where they will be secured to the ledgers with a proper 2x8 galvanized steel joist hanger, with exception of the center of the deck where the span is over 16' from inside of the ledger to the far side, inner rimband/joist. This span shall be split between two pieces per joist location, with the seam split on top of the lower single support beam that is closest to the house. Still abiding by any length stipulations that the (2) foot cantilever, on the stair side of the deck, needs to follow based on the length of the overall joist and where it cantilevers over the fulcrum of the second 2x12 support beam that is doubled up at the yard side of the deck. Of which should not exceed 1/4 of the length of the board/joist used. (ie) 10'plank will most likely be used, 2' will be the cantilever. (1/5th in this case.) -Joists will be laid out at 16" O/C with a max span approximately 8' from ledger to beam to beam connections. Joists will be secured and supported at ALL ends using appropriate 2x8 galv.joist hanger brackets and N10 Nails, and 16d 3" Hand drives. LEDGERS-Ledgers will be attached to the house using a .. 2x10 PT material, following the installation of an aluminum( flashing material behind ledgers, and ran vertical, minimally 6 6.1447/62- - 10" from the finished deck height, behind the vinyl siding. Ledgers will be secured to the cinderblock house foundation using 3/8"x 5" Tapcon coated screws. BEAMS-There will be (2) 2x12 girder/Beams notched into the 6x6 PT posts that are secured to the footers. The first beam is a single 2x12 PT support beam will be set at 8' from the farthest ledger and as close to 2' away from the adjacent ledger, notched in and installed at the center of the 6x6 posts. The second support beam will be an additional 8' away from beam one, with (2) 2x12 PT planks set vertically recessed/notched into outer 6x6 PT posts. With each recessed connection there will be (2) 1/2"' galv. St thru bolts with hexagon ends, both predrilled and installed through post and beam. Additional steel plating/ brackets also considered for bolts to run through. -The double beam will not have any free floating seams, the 4 planks of material will meet at the middle 6x6 post, and sit in the middle of the post. All 2x12 material will have a 12' maximum span between any 6x6 post. A 2' cantilever will set over both sides of the deck at the outside of each outer 6x6 post for both beams. The exterior double band will be secured and sistered together with 2-3/4" and or 3" TimberLOK lag screws. have not missed). -All hardware: screws, lags, bolts, nails will abide by code requirements for exterior grade use only, rust/ corrosion inhibiting protection. All supplemental hardware will be of a galvanized or equivalent exterior grade, rust inhibitor material. -All trim detail will be of a rot free 100% PVC material. -All thru bolts will be of a 1/z" galvanized steel contraction with hexagon nut and cap, using a flat fender washer and lock washer.
