The Crasto Family property is proposing to replace their existing wastewater system septic tank and pump tank and are requesting a Board of Health variance for relief from certain setback requirements. The application documents include the following: • Site Improvements For The Lands of Majical Shore Acres. LLC Sheet V-1 Site Plan with BOH Variance Requests • Queensbury Town Board of Health Application for Septic Variance • Application Fee -$150 check It must be noted that this residence is currently undergoing a significant renovation based on approvals granted by the Town ZBA, Planning Board and the Building Department. As the Contractor(Bonacio Construction) has"peeled back the onion" on the existing house and infrastructure, decisions have been made regarding the viability of retaining certain components of the residence. Regarding the wastewater system, it was originally proposed to retain the existing septic tank and replace the pump tank and pump assembly. Neither of the existing tanks met the standard 50'shoreline setback. Our plan to replace the pump tank(along with replacing the absorption field)was approved by the Building Department in April 2018. Upon investigation of the existing septic tank it was decided (due to the condition and elevation of this 21-year old tank)to replace it with a new precast concrete tank. Both the new pump tank and new septic tank have now been installed in the same locations as previously existed. Upon inspection by the Building Department it was determined that it would appropriate to apply for a setback variance for the installation of the two tanks. They have been installed in the location that previously existed since 1997 but they are in-fact closer to the shoreline than the 50' standard. Review of Town records failed to turn up setback variances for the 1997 work. The end result will be a totally new tank system for this residence with new,structurally sound and adequately sized modern tanks. A better situation for the residents and the lake.
