Revised Information for November 14, 2018 Review; Submission for Subdivision of lot 1 169 Haviland Road Queensbury, NY 12804 Hutchins Engineering Phone: (518)745-0307 Fax: (518) 745-0308 October 15, 2018 Zoning Board of Appeals Town of Queensbury 742 Bay Road Queensbury NY 12804 Re: Area Variance for Tra-Tom Development—Subdivision of Lot 1 in Barringer Heights Dear Zoning Board of Appeals Members: This office represents Tra-Tom Development with respect to their revised subdivision of lot 1 in the Barringer Heights Subdivision located on the north end of Richmond Hill Drive. During the original subdivision discussions during the final stage of Sub 4-2003, it was determined that the section of lot 1 on the west side of the subdivision road would be deed restricted for no further subdivision but the portion of lot 1 on the east side of the road could be considered for further subdivision after installation of the stormwater drainage system and re-evaluation of the soils on the east side of lot 1. The subdivision stormwater infrastructure has been completed since the fall of 2007. The request before you is to subdivide Lot 1 into 3 new residential lots on the east side of the subdivision road and a large deed restricted lot on the west side of the subdivision road. The 3 new residential lots are proposed to be 1.01 acres, 1.04 acres, and 1.2 acres respectively with the remaining lot to be 25.78 acres. We are requesting a variance for the new residential lots less than 2 acres in an MDR zone. We have reevaluated the soils for each of the proposed lots and have designed the wastewater systems and the basements accordingly. The proposed area of disturbance will require several feet of fill to raise the lots above the existing subdivision road and for the installation of the basements and wastewater systems. On behalf of owner/applicant Tra-Tom Development, we look forward to discussing this project at one of the November Zoning Board of Appeals meetings. Please contact me if you have any questions or if you require additional information. Best Regards, Thomas Center Jr., P.E.
