Project Description
Applicant proposes to maintain a privacy fence between an existing residence and commercial use structure to
discourage cut-through traffic. The fence is 32.7 ft. at 6 ft. in height. Pursuant to Chapter 179-5-070 of the
Zoning Ordinance, fences in commercial zones shall be subject to Planning Board review and approval.
Staff Comments
Location-The project is located at 52 Main Street at the corner of Richardson Street.
Arrangement- The existing site has a rental home and a separate commercial building. There is a curb cut
on both Main and Richardson Street. Both have access from Main and Richardson Street.
Building – There is no change to the existing commercial building or home.
Site conditions- The location of the fence separates the business from the home. The fence is in the existing
paved area of the site.
Traffic- The site has parking on the site at the roadside and to the rear of the buildings for each use.
Site plan overall- There are no changes proposed to the site access or buildings. The applicant has
explained the fence was installed at the request of the business and the residents to eliminate cut through
traffic. Traffic at the corner of Richardson would bypass the light and cut through the lot –causing a
situation for the residents of the home and customers of the business.
Elevations – The applicant has included a picture of the fence that is 32.7 ft and 6 ft in height.
Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the written
request of an applicant. The application form identified as “Requirements” outlines the items to appear on the
site plan or included as attachments. At the time of application the applicant has either requested waivers,
indicated the item not applicable or has not addressed the item/ left check box blank. This includes the follow
items listed under Requirements of the applicant’s application: g. site lighting, h. signage, j. stormwater, k.
topography, l. landscaping, n traffic, o. commercial alterations/ construction details, p floor plans, q. soil logs, r.
construction/demolition disposal s. snow removal.
Summary
The applicant has completed a site plan review application to maintain the 32.7 ft fence at 6 ft in height to
eliminate traffic cutting through the lot.
