PB Decision Project Description Applicant proposes removal of an existing 113 +/- sq. ft. existing porch and handicap lift and plans to reconstruct a 213 +/- sq. ft. handicap ramp and landing. Pursuant to Chapter 179-9-120 of the Zoning Ordinance, modifications to an approved site plan shall be subject to Planning Board review and approval. Staff Comments  Location-The project site is located a 928 State Route 9 and the corner of Sweet Road.  Arrangement- The existing building contains a laundromat and a artesian ink businesses. The access to the artesian business has an autolift and steps for access to the door of the business. The Autolift was part of a previous approval SP 28-2009.  Site Design- The project involves removal of the auto lift, steps and landing area then installing a handicap ramp with a landing in the same location.  Building – There are no changes to the building proposed.  Signage- There are no changes to the existing site signage proposed  Site conditions- There are no changes proposed to the site utilities, lighting, landscaping.  Site plan overall – The applicant has explained the existing auto lift is not working properly due to weather conditions, the ramp is regularly inspected as required.  Traffic- The handicap ramp is arranged to have access to the handicap space.  Elevations and Floor plans – The applicant has included the building plans of the 213 sq ft ramp that starts at the handicap parking space on the site. Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the written request of an applicant. The application form identified as “Requirements” outlines the items to appear on the site plan or included as attachments. At the time of application the applicant has either requested waivers, indicated the item not applicable or has not addressed the item/ left check box blank. This includes the follow items listed under Requirements of the applicant’s application: g. site lighting, h. signage, j. stormwater, k. topography, l. landscaping, n traffic, o. commercial alterations/ construction details, p floor plans, q. soil logs, r. construction/demolition disposal s. snow removal. Nature of Variance Granted 11/14/18. The applicant proposes a new handicap ramp and landing to be located 22.5 ft from Sweet Rd where a 75 ft setback is required.
