This letter will serve to notify you of the decision made by the Planning Board with regard to the above referenced
application and to inform you of the next phase of review necessary.
Your application, after review and consideration by the Planning Board, was APPROVED. A copy of the
resolution is attached.
Additional requirements and review for this project shall include:
Adirondack Park Jurisdictional Review, if applicable
Submit original mvlar to the Planning Office for Chairman's signature
✓ File signed mylar at the Office of the Warren County Clerk within sixty (60) days of receipt by Planning
Department Staff of outside agency approvals(i.e.,APA, DOH,etc.)
Submit 10 copies of the filed m r to the Planning Office with documentation from the Warren County
Clerk's Office verifying filing date,appropriate stamps,etc.

significant items of your project (i.e. stormwater control devices, grading, landscaping, etc.) in order to expedite
final approvals and Certificates of Occupancy. Completion of and continued compliance with all details and
conditions of approval are required in order to receive and maintain approvals.

WHEREAS, the Town Planning Board is in receipt of a modification to Subdivision No. 16-86,
Valente Builders, Baybridge, Phase III for relocation of building footprints for proposed single
family townhomes. Tax Map No. 61-2-13, 59 thru 101. Lot size: 19.77 acres plus all of Phase III,
and;
WHEREAS,the application was received 2.28/01, 3/22/01 and 4/25/01;
WHEREAS, the above is supported with the following documentation, and inclusive of all newly
received information, not included is this listing as of 00/00/01;

WHEREAS, public hearing was not held concerning the above project; and
WHEREAS, the Planning Board has determined that the proposal complies with the Subdivision
requirements of the Code of the Town Queensbury (Zoning);and
WHEREAS, the Planning Board has considered the environmental factors found in the Code of the
Town of Queensbury(Zoning);and V
WHEREAS,the requirements of the State Environmental Quality Review Act have been considered
and the Planning Board has adopted a SEQRA Negative Declaration; and/or if application is a
modification, the requirements of the State Environmental Quality Review Act have been
considered; and the proposed modification(s) do not result in any new or significantly different
environmental impacts,and,therefore, no further SEQRA review is necessary;and
NOW, THEREFORE,BE IT
RESOLVED,that
The application is approved in accordance with the resolution as it's been prepared by Staff
and is subject to the following conditions:
1. When sewer extension number seven is complete,the buildings produced by Valente
Builders will tie in to extension number seven and
2. All necessary outside agency approvals have been received by the applicant, with a
copy sent to and received by Planning Department Staff within 180 days.
3. The plat must be filed with the County Clerk within 60 days of receipt by Planning
Department Staff of outside agency approvals noted.
