Requested Action

Project Description
Applicant proposes removal of a 5,400 +/- sq. ft. portion of the existing 11,920 sq. ft. fire house to construct a
new addition of 10,000 +/- sq. ft. for new drive thru bays. The building interior will be amended with the new
addition for meeting space, storage and offices. Project includes relocation of pavilion, new green areas and
removal of pavement. Pursuant to Chapter 179-3-040 of the Zoning Ordinance, new commercial construction
shall be subject to Planning Board review and approval.
Staff Comments
Location-The project site is located at 409 Dix Avenue.
Site Design- The applicant proposes to demo a portion of the building, construct an addition, adjust the
parking areas including new pavement, and new lawn area.
Building – The existing fire station is approximately 11,920 sq ft and 5,400 sq ft of the building is to be
removed. The 10, 400 sq ft addition is to be constructed to the rear of the remaining building. The interior
of the building will be altered slightly to allow for the remaining portion of the building to be amended as a
meeting/community room, office spaces and storage areas. The new 10, 400 sq ft addition is to be designed
as drive-thru bays.
Site conditions-The plans show a 8.15 ac parcel with a majority of the site work to be at the front of the
property. There is an existing pavilion area towards the front that is to be relocated to the rear lawn area.
The existing pavement on the east side is to be redone with pavement being removed from an adjoin
property to follow the property line. A new parking area will be created to the rear of the new building
addition and the drive-aisle around the building is being proposed.
Site layout and utility plan –The applicant has indicated the septic system is to be updated and will be
located on the west side of the property. The site has an existing water connection that is not changing.
Grading and drainage plan, Sediment and erosion control –The applicant has provided a stormwater
pollution prevention plan that is under the Town’s engineering review. The plans show three different areas
for drainage and the grading indicates a level area for the new construction.
Landscape plan –The plans show the existing pavement at the front of the building is to be removed and
replaced with lawn area. There will be additional plantings to be installed as shown on the plan.
Signage –The plans show the existing signage to be relocated on the front of the property in the new lawn
area.
Site lighting plan –The plans show five pole lights and 6 wall light fixtures. The foot candles show 0.1 at
edges and 3.0 to 4.0 at the building edges. The plans also include the fixture types to be installed –cut off
fixtures.
Elevations –The applicant has included an architectural rendition and elevations show each side view of the
building.
Floor plans- The floor plans show the adjustment to the building for the front room to be a meeting space
and the addition to be the drive-thru bays.
Waivers -Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the
written request of an applicant. The applicant has not requested any waivers.
Summary
The applicant has completed a site plan review application for a new addition to the South Queensbury Fire
house with associated site work and demolition of a portion of the existing building.
