(footprint) home. Resolutions 1. PB Decision Project Description Applicant proposes a two story 1,274 sq. ft. (footprint) home. Project occurs within 50 ft. of 15% slopes, requiring site plan review. Project includes a shared driveway proposal. Project includes some grading, new septic and new well. Pursuant to Chapter 179-6-060 of the Zoning Ordinance, construction within 50 ft. of 15% slopes shall be subject to Planning Board review and approval. Staff Comments  Location-The project site is located a 154 Cleverdale Road, nearest crossroads are Hillman Rd and Sunnyfields Lane.  Arrangement- The parcel is currently vacant where the demolition of the existing home occurred in 2011.  Site Design- The applicant proposes to construct a single family dwelling utilizing an existing well, installation of a new septic system and associated grading with stormwater management. The design also includes a shared driveway with the adjacent property to the north.  Building – The single family dwelling is to be two-story with a basement. The building is to be 28 ft in height.  Site conditions-The parcel is 1.1 ac in size and has areas with slopes greater than 15%.  Grading and drainage plan, Sediment and erosion control – The plan shows grass depressions, and eave trenches for the home for stormwater management, The site grading occurs in the area within 86 ft of the front property line  Landscape plan – The applicant has indicated there will be typical residential landscaping installed around the home.  Site lighting plan – The applicant has indicated there will be typical residential lighting installed for the driveway and home. The residential lighting should be cutoff fixtures as well  Elevations – The plans show the elevations of each side of the home.  Floor plans – The floor plans show the basement area, first floor and second floor of the home.  Waivers-Planning staff has reviewed the applicants request for waivers that include items g. site lighting, h. signage , l. landscaping, n traffic, o. commercial alterations/ construction details, s. snow removal.  The applicant has identified site lighting and has indicated typical residential lighting is to be installed - staff finds it reasonable to request a waiver from submitting a lighting plan.  The applicant has identified landscaping and has indicated typical residential landscaping is to be installed -staff finds it reasonable to request a waiver from submitting a landscaping plan.  The remaining waivers include signage, traffic, construction details and snow removal –Staff finds it reasonable to request a waiver as these items are typically associated with commercial projects.  Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the written request of an applicant. The Board is to review the waivers and to determine if they are to be granted.
