MOTION TO APPROVE AREA VARIANCE NO. 16-2009 FREDERICK J. SMITH, Introduced by Joyce
Hunt who moved for its adoption, seconded by Ronald Kuhl:
19 Vermont Avenue. The applicant proposes to remove three structures, one 264 square foot
garage, one 546 square foot shed, one 100 square foot shed, totaling 910 square feet, and to
construct a 1,260 square foot garage on a 0.21 acre parcel. The applicant requests 360 square
feet of relief from the 900 square foot maximum allowable size for garages, per Section 179-2-
010. In making a determination, the Board shall consider whether the benefit could be
achieved by other means feasible to the applicant, and I think the applicant has given valid
reasons why he needs this size garage. Whether an undesirable change will be created in the
character of nearby properties. I don't think so. Actually the garage is sort of compliant with
the other garages in the area. The request is moderate. Three hundred and sixty square feet, or
40% of relief from the 900 square foot maximum is moderate relative to the Ordinance. I don't
think there will be any adverse physical or environmental effects on the neighborhood, and the
alleged difficulty is self-created only in the fact that Mr. Smith wishes to build a garage to house
