Requested Action
Planning Board review and approval to reuse an existing 5,600 sq. ft. building at the Exit 18 business park for
operating an auto accessories and bedliners business.

Project Description
Applicant proposes to reuse an existing 5,600 sq. ft. building at the Exit 18 business park for operating an auto
accessories and bedliners business. The building floor plan includes a 375 sq. ft. showroom, an office area and
three bays for auto services. Building is part of existing eighteen business park that includes self-storage and
warehouse business operations. Applicant proposes no exterior changes and no site changes. Pursuant to
Chapter 179-3-040 of the Zoning Ordinance, new commercial use in a pre-existing building shall be subject to
Planning Board review and approval.
Staff Comments
Location-The project site is located at 94 Big Boom Road the Exit 18 Business Park –building noted by size
as 5,600 sq ft.
Arrangement- There are six buildings on this lot and 13 buildings within the business park. There are no
changes to the locations of the buildings or the existing uses in the other building –primary use in adjoin ing
buildings is warehouse.
Site Design-
Building – The applicant proposes to lease the 5,600 sq ft building and complete interior work for an office
area, showroom area, and three bays for auto services. There applicant intends to use the building for
installation of truck parts, accessories, and bedliners.
Signage-The applicant proposes two 27 sq ft oval signs to be placed on the on the front and back of the
building.
Site conditions-There are no proposed changes to the existing site.
Traffic- The applicant has indicated the proposed use will require 11 parking spaces – the remaining spaces
are utilized by the building uses of warehouse and storage.
Site layout and utility plan
Grading and drainage plan and Sediment and erosion control –The applicant has indicated there are no
changes to the existing site conditions.
Landscape plan –no new landscaping proposed for the building to be used and no new landscaping for the
site.
Site lighting plan –There are three exterior light fixtures and there are no changes proposed to the fixtures.
Elevations -The applicant has not provided an elevation of the building.
Floor plans-The floor plans shows the location of the office area, show room, and three bays where work is
to be done
