Planning Board decision Project Description Applicant proposes to prepare 27,738 sq. ft. of building for office, warehouse and light manufacturing that is only a portion of the existing warehouse of 116,940 sq. ft. The project includes creating additional parking, an upgrade to the fire road, and new construction for truck loading docks (2). The applicant has included a new entry area with canopy and windows along with landscaping. Pursuant to Chapter 179-3-040 of the Zoning Ordinance, new industrial tenant with exterior building site work shall be subject to Planning Board review and approval. Staff Comments  Location-The project is located at 24 Native Textiles Drive in an existing 116,940 sq ft warehouse building. The building currently has one existing tenant.  Arrangement- The applicant proposes to use a 27,738 sq ft space to operate a labels company that includes light manufacturing, warehouse, and office area.  Site Design- The site design changes are specific to the new tenant for a new parking area and area for the truck loading docks. The plans show two proposed and two for future construction with capped foundation defining area for the dock loading areas.  Building – The work to be completed would be at the north end of the building on both the west and east side. The east side includes additional parking area for # cars with a new entry for employees. The west side include new load dock areas for two trucks and to adjust the fire road to go around the two loading docks. The applicant has indicated the building spaces will contain 6,000 sq ft office area and 21,000 sq ft warehouse area.  Signage-A sign is not planned at this time. Staff would suggest clarifying if there is to be a wall sign and a free standing sign.  Traffic- The applicant has indicated the tenant requires 30 parking spaces and 50 spaces are provided. The business anticipates traffic to include one van per day and one tractor trailer every other day.  Grading and drainage plan and Sediment and erosion control – The applicant has provided an updated stormwater reports for the amend changes to the building, fire road and the parking areas. The information is being reviewed by the Town Engineer.  Landscape plan – the plans indicate a new tree buffer to be added adjacent to an existing tree buffer on the east property line. Staff would suggest clarifying if there is to be new landscaping.  Site lighting plan – no new lighting is proposed  Utility details – the existing building utilizes an onsite septic system and connected to municipal water.  Elevations – The elevations show the location of the employee entrance area on the east side with new windows and canopy area. The west elevation shows three new overhead dock doors with room for two additional overhead doors.  Floor plans –The plans show the space used for warehouse/ manufacturing area and the office area.  Waivers-no waivers have been requested.
