Also, the request is to maintain 8,246 sq. ft. of new gravel area on the site. Resolutions 1. SEQR 2. PB decision Project Description Project Description: Applicant proposes to maintain an installed 535 ft. of six foot high chain link fence on the front (east) and side (north) adjoining the existing fence. Project includes maintaining 8,246 sq. ft. of new gravel to an existing 21,487 sq. ft. of gravel area. Project still maintains temporary storage for UPS Holiday delivery trailer and for property owners – pool holding area for customers. Pursuant to Chapter 179-3-040 & 179-9-120 of the Zoning Ordinance, modification to existing site plan shall be subject to Planning Board review and approval. Staff Comments  Location- The project site is an existing lot in front of G&G Boat N RV Storage at 74 Big Boom Rd.  Arrangement- The site is used for the placement of UPS staging vehicle that allows UPS delivery vehicles to stop and pick up deliveries when the existing main facility is backed up due to the holiday.  Site Design - The site has an existing 21, 497 sq ft gravel area and the applicant has added 8,246 sq ft of gravel to the staging area. The UPS vehicle holiday operations is to be maintained as needed. The storage of pools for 10-15 pools is also to remain. The new fencing installed has two gates on Big Boom Rd and to the shared driveway for the pool facility. Staff would encourage discussion in regards to the new access to Big Boom Road  Site plan overall –The applicant has indicated there are no site changes proposed, no lighting or signage for the site.  Waivers-Planning staff has reviewed the applicants request for waivers that include items g. site lighting, h. signage, j. stormwater, k. topography, l. landscaping, n traffic, o. commercial alterations/ construction details, p. floor plans, q. soil logs, r. construction/demolition disposal s. snow removal.  The waivers requested–Staff finds it reasonable to request a waiver as these items are typically associated with commercial building projects.  Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the written request of an applicant. The Board is to review the waivers and to determine if they are to be granted. Summary The applicant requests to maintain an installed fencing and gravel area site plan. The project maintains the current use of temporary storage for UPS Holiday staging vehicle and pool storage. Board discussion items The plan show the new gravel area and gate area onto Big Boom Road.
