Project Description
Applicant proposes to remove an existing shore area patio to install a 350 sq. ft. permeable patio with retaining
walls. Project includes site grading, new plantings on site and shoreline area. Pursuant to Chapter 179-6-050 of
the Zoning Ordinance hard surfacing within 50 ft. of shoreline shall be subject to Planning Board review and
approval.
Staff Comments
Location-The project site is at 135 Seelye Road from Rockhurst Road off of Cleverdale Road.
Arrangement- The project site is currently under construction with a single family house, new septic system,
a permeable driveway and shoreline area landscaping.
Site Design- The applicant proposes to remove an existing ground patio and to install a 350 sq ft. The patio
is to be installed with bluestone patio as open jointed/ permeable area. The patio is to include a retaining
wall on the shoreline side and a fire pit (the existing fire pit is to be relocated to the patio).
Building – There are no changes to the building.
Site conditions- The project site is currently under construction the shoreline side of the project includes a
detailed landscaping plan and includes the new ground patio.
Grading and drainage plan, Sediment and erosion control –the site currently has in place silt fence due to the
construction.
Landscape plan –the information submitted shows the landscaping to be installed on the site.
Waivers-Planning staff has reviewed the applicants request for waivers that include items g. site lighting, h.
signage, n traffic, o. commercial alterations/ construction details, p floor plans, q. soil logs, r.
construction/demolition disposal s. snow removal.
The waivers requested–Staff finds it reasonable to request a waiver as these items are typically
associated with commercial projects.
Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the
written request of an applicant. The Board is to review the waivers and to determine if they are to be
granted.
Summary
The applicant proposes to remove an existing patio and replace with a new permeable patio with retaining walls
and a fire pit. The project requires site plan review for hardscaping within 50 ft of the shoreline.
