PB decision Project Description Applicant proposes a two lot subdivision of a 14.76 acre parcel to two lots of 10.5 acres (recycle center area) and 4.26 acres (maintenance building). There are no changes to any building or site arrangements. The existing drive access is to remain as is with a shared driveway. In addition, buildings on each parcel to remain with current uses – recycle center and Warren County maintenance building. Waiver is requested from sketch plan stage. Pursuant to Chapter 183 of the Zoning Ordinance, subdivision of land shall be subject to Planning Board review and approval. Staff Comments Sketch Plan –Waiver requested Preliminary Review: Preliminary plat subdivision lot layout shows one lot of 10.5 ac and the other lot to be 4.26 ac Layout plans –shows the existing conditions on the site including all of the buildings and required setbacks. Also shown is the existing access to the site that is to remain. Construction details –no new roads and no new utilities. Landscape plans, no landscaping plan is proposed. Clearing plan – no site changes are proposed Grading and erosion plans – no site changes are proposed The Environmental report – the applicant has completed a Long Environmental assessment review for the two lot subdivision. Stormwater management -no site changes are proposed Fees –per application. Waivers –waivers have been requested for topography, stormwater, landscaping. There are no site changes proposed – all buildings and access to the site are to remain the same. Open Space –no open space is proposed. Final Review: Final plat –2 lot subdivision layout and building envelopes shown on plan. State/County agency –Planning Board review for two-lot subdivision, Other plans reports –stormwater report and pollution prevention plan provided to the Town Engineer for review and comment. Protected open space –applicant proposes to no open space. Streets – no new streets.
