Resolutions 1. PB decision Project Description Applicant proposes a 624 sq. ft. addition to an existing 8,002 sq. ft. restaurant building for cold storage and additional wood storage. Pursuant to Chapter 179-3-040 of the Zoning Ordinance, commercial construction shall be subject to Planning Board review and approval. Staff Comments  Location-The project is located at 1484 State Route 9 known as the Log Jam.  Arrangement- The applicant proposes to update an existing open firewood storage area to an enclosed cold storage and a covered firewood storage area.  Site Design- The new storage areas are additions to the rear of the building and there are no site changes proposed  Building – The existing building is 8,002 sq ft. The enclosed cold storage is to be 11 ft X 16 ft (176 sq ft) and then covered firewood area is to be 176 sq ft also. A second open cold storage area is to be added is 9ft x 34 ft (306 sq ft). Both additions are to be roofed similarly to the existing building.  Signage-No new signage is proposed  Site conditions-The applicant has indicated the open storage areas will have a dirt floor and no changes to the existing site conditions is proposed.  Traffic- No additional parking is proposed and access to the new additions is for employees  Grading and drainage plan and Sediment and erosion control – no new stormwater management is proposed.  Landscape plan – no changes to the existing landscaping are proposed  Site lighting plan – no changes to the existing lighting are proposed.  Site details a  Elevations – The applicant has shown the addition elevations. The east side is a covered open storage area. The south side has a portion of the storage is enclosed with access from the interior of the building only. The south side also has a covered open storage area.  Floor plans – The applicant has indicated the enclosed cold storage is for the existing restaurant for storage and the open storage areas are to have dirt floors with the primary function to store firewood so it does not get wet.  Waivers-Planning staff has reviewed the applicants request for waivers that include items g. site lighting, h. signage, j. stormwater, k. topography, l. landscaping, n traffic, o. commercial alterations/ construction details, p floor plans, q. soil logs, r. construction/demolition disposal s. snow removal.  The waivers requested–Staff finds it reasonable to request a waiver due to the type of project as the additions due not increase the business activity and are to address existing conditions.  Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the written request of an applicant. The Board is to review the waivers and to determine if they are to be granted. Summary The applicant has completed a site plan application for the construction enclosed cold storage of 176 sq ft and then on the same side a covered open storage area to be 176 sq ft also.
