8.6 Lessee, at its own expense, may place signs in and upon the Demised Premises and
may remove and replace them as Lessee deems necessary. Lessee shall obtain all necessary
permits at its expense and shall comply with governmental rules and regulations and shall repair
all damage to Lessor's property caused by the erections, maintenance and removal of such signs.
8.7 Lessee may, at its own expense, which includes any necessary structural change and
the engineering design thereof, erect and maintain upon the roof over the Demised Premises such
water tower, tanks or other equipment as may be necessary for the operating of its refrigeration
system and such other equipment as may be necessary, desirable or convenient in the operating of
its business and to maintain or remove the same; provided that Lessee shall be responsible for all
damage to Lessor's property caused by the erection, maintenance and removal of the same.
Upon termination of the Lease, Lessee.shall remove all tenant use specific equipment. Lessee
shall not remove HVAC equipment.
ARTICLE 9. Maintenance and Repairs.
Lessee agrees that, at its expense, it will keep and maintain the Demised Premises
including any altered, rebuilt, additional or substitute buildings, structures and other
improvements thereto and including all structural and mechanical components, in good repair and
appearance, normal wear and.tear excepted.
ARTICLE 10. Parking
Lessee shall, throughout the term of this lease, at its own cost and expense, maintain the
parking areas in good condition and repair, safe, reasonably clean and reasonably free of refuse,
obst,iuctions, ice and snow, and adequately paved and striped for parking and traffic flow.

ARTICLE 11. Operating Requirements
Lessor warrants that Lessee shall have the express right to operate the Demised Premises
I` on a twenty-four (24) hour per day basis, subject only to any federal, state, local or municipal
