BEING the same premises conveyed from Samuel L. Discenza, as Executor of the Last Will and
Testament of Christy Louis Discenza, deceased, to Randy Gross and Debbie Gross by an Executor's
Deed, dated February 4, 2008, which deed was recorded in the Warren County Clerk's Office on February
15, 2008 in Book 3485 at Page 184, as Instrument No.: 2008-00001279.
SUBJECT to all covenants, easements and restrictions of record and any state of facts an accurate
and up to date survey would disclose.
TOGETHER with the appurtenances and all the estate and rights of the part of the first part in
and to said premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, its
successors and assigns forever.
AND said parties of the first part covenant as follows:
FIRST, That the party of the second part shall quietly enjoy the said premises;
SECOND, That said parties of the first part will forever warrant the title to said premises.
THIRD, That, in compliance with Section 13 of the Lien Law, the grantor will receive the
consideration for this conveyance and will hold the right to receive such consideration as a trust fund to
