parties of the first part, and
Eric Sage, residing at 51 AMXS, PSC 3 Box 6339, APO, AP 96266-0063,

WITNESSETH that the-parties of the first part, in consideration of One Dollar
($1.00) lawful money of the United States, and other good and valuable consideration
paid by the party of the second part, do hereby grant and release unto the party of the
second part, his heirs and assigns forever,
ALL THAT CERTAIN PIECE OR PARCEL OF LAND situate, lying and
being in the Town of Queensbury, County of Warren and State of New York, and being
Lot No. 12 and a portion of Lot No. 13, as shown on a map of the Rider Estate, Section 1,
Lake Sunnyside, as surveyed by T. N. Rider et al June 1, 1922, which said map is on file
in the Warren County Clerk's Office, which parcel being hereby conveyed is more
particularly bounded and described as follows:
COMMENCING at the southwest corner of Lot No. 12 and running thence
easterly along the southerly boundary of Lot No. 12 to the southeast corner of said Lot
No. 12 at the roadway running at the rear of the aforesaid lots 12 and 13, Rider Estate;
running thence northerly and along the westerly boundary of said roadway 75 feet to a
point; running thence westerly on a line parallel to and 5 feet distant southerly from the
dividing line between lots 13 and 14, Rider Estate, approximately 107 feet to a point on
the westerly shore of Lake Sunnyside; running thence southerly along the westerly shore
of Lake Sunnyside 75 feet, more or less to the point or place of beginning.
TOGETHER with a right of way (in common with other owners of premises in
said Rider Estate) over a roadway at the rear of said lots from the road which leads from
the Bay Road to the Ridge Road; also the right and privilege of building a dock in front
of said premises, not to extend, however, more than twenty feet; subject to the following
restrictions. That the said parties of the second part by the acceptance of this conveyance
covenant and agree with the party of the first part, their heirs, executors and
administrators and assigns, that said premises shall be used solely for cottage or residence
purposes and that no spirituous or intoxicating liquors of any description shall ever be
kept for sale or sold on said premises hereby conveyed or that no store or place
whatsoever for the sale of goods, wares, merchandise or other personal property shall be
erected or maintained thereon.
BEING the same premises conveyed to Robert Juhren and Dorothy Juhren,
husband and wife, by warranty deed from Robert Willets dated September 19, 1975 and
recorded in the Warren County Clerk's Office on September 22, 1975 in Book 591 of
Deeds at Page 302.
Together with the appurtenances and all the estate and rights of the parties of the
first part in and to said premises.
To have and to hold the premises herein granted unto the party of the second part,
his heirs and assigns forever.
And said parties of the first part covenants and warrants as follows:
First, that the party of the second part shall quietly enjoy the said premises;
