General Layout of Septic System: The septic system consists of a 500-gallon commercially produced steel septic and a 50-gallon steel pump tank installed approximately twenty-four inches below the ground surface. Neither of these items would be acceptable for current installation; however, since they are pre-existing, they are grandfathered in. There are homemade risers and covers installed, on both the septic tank and pump tank, constructed of wood and concrete blocks; that brings access to twelve inches below the ground surface. The soil consists primarily of sand. The inspector could not positively identify the drainage system. According to the information provided at the time of the inspection, the estimated age of the septic system is nineteen years old. The last pumping and cleaning service was performed in 2017. The home is currently vacant and has been for an unknown period of time. The septic tank is not within 50 feet of the well, which meets current building codes. Comments, Concerns and Recommendations: The inspector performed a load test to simulate the system’s ability to handle normal usage for 45 minutes from an interior water source and the drainage system handled the load test. However, since the home is vacant and the drainage system has had time to rest, the load test may not accurately reflect the system’s ability to handle normal usage and load. There was good flow from the interior fixtures to the septic tank and all visible cleanouts and vents appear to be in good condition. When the septic tank was pump ed and cleaned the inspector did not observe signs of runback from the drainage system. There were no signs of previous backups. All of these are signs that the system is functioning normally. When inspecting the septic tank the inspector found the tank to be in acceptable condition; however, the cover of the tank has been replaced with a homemade cover and this is always a concern. The inspector was able to locate and expose a center access and found the homemade replacement cover to be in acceptable condition and not showing significant signs of deterioration at this time. The outlet baffle is in acceptable condition and not showing significant signs of deterioration at this time. The inspector noted there was not an inlet baffle present. When inspecting the pump tank the inspector found the tank to be in acceptable condition and not showing significant signs of deterioration at this time. There is no control panel for, or alarm system in, the pump tank. The homemade riser cover is in acceptable condition and not showing significant signs of deterioration at this time. The area over where the drainage system is believed to be located was inspected and there were no signs of surface seepage, excessive moisture, unusual odors, or any signs of system malfunction. The only recommendation the inspector has is to have the septic tank pumped and cleaned every two to three years to help maintain the system properly.
