The project also includes a 1,500 sq. ft. pavilion for company events. Resolutions 1. SEQR 2. PB decision Project Description Applicant proposes to demolish a portion of the existing office building (6,890 +/- sq. ft. footprint) that is one story to construct a two story, 8,586 sq. ft. footprint office addition. The project also includes a 1,500 sq. ft. pavilion for company events. Applicant requests waivers from site lighting and landscaping. Pursuant to Chapter 179-3-040 of the Zoning Ordinance, commercial construction shall be subject to Planning Board review and approval. Staff Comments  Location- The project is located at 603 Queensbury Avenue on a 12.97 acre parcel.  Arrangement and Site conditions- The site has five buildings noted on the plans that include office, warehouse, manufacturing, and distribution. Building 1 noted on the plans is to be demolished and a 2 story building to be constructed. In addition, a 1,500 sq ft open sided pavilion is proposed to be located near the existing pond.  Building – The 1,500 sq ft pavilion to be located on the north side of the property near the existing pond. The pavilion is to be open sided with a hearth on one side. The building addition is located on the east side of the property and is to be 32 ft in height. The office addition is about 8,586 sq ft and will allow for 16,000 total floor area.  Signage-No change in the existing signage is proposed.  Traffic- The applicant has indicated that 418 parking spaces are to be provide on the site with only 231 parking spaces required for the uses on the site. There is no change to the access points on Hicks Road or County Line Road  Grading and drainage plan, Sediment and erosion control -  Landscape plan – The applicant has shown proposed planting beds along the front of the new office area. There is also plantings for the Flag pole area. The applicant has requested a waiver from landscaping.  Site lighting plan – the plans do not show any existing or new lighting for the building or site. The applicant has requested a waiver for lighting.  Elevations – The applicant has included a rendition of the building design and attached to the existing Building #2.  Floor plans – The applicant has included floor plans of the new office space for the first and second floor – including offices and training areas.  Waivers-Planning staff has reviewed the applicants request for waivers that include items g. site lighting, h. signage, k. topography, l. landscaping, n traffic, o. commercial alterations/ construction details, q. soil logs, r. construction/demolition disposal s. snow removal.  The waivers requested–Staff finds it reasonable to request a waiver due to the existing site conditions and location areas of construction on the site.  Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the written request of an applicant. The Board is to review the waivers and to determine if they are to be granted. Nature of Area Variance The proposed pavilion is to be located 25.3 ft from the existing pond where a 75 ft setback is required. Summary Pending zoning board review and decision.
