Project Description
Applicant proposes to install a 900 sq. ft. concrete patio with a 1000 sq. ft. canopy for outdoor seating. The
canopy is to have clear vinyl siding that can be rolled down or up depending on weather conditions. The
existing indoor seating and the proposed outdoor seating is limited to 45 seats total. Project also includes 117
sq. ft. walk-in cooler to be located at the southwest side (front of existing building). Pursuant to Chapter 179-3-
040 & 179-9-120 of the Zoning Ordinance, modification to an existing site plan shall be subject to Planning
Board review and approval.
Staff Comments
Location-The project is located at 487 Dix Avenue.
Arrangement- The proposed temporary covered patio is to be located next to the existing Diner that is part
of the Church.
Site Design- The project is to place a 900 sq ft concrete patio at the east side of the building at the existing
entrance to the diner. The patio is to be covered with a 1,000 sq ft canopy with clear vinyl siding that can be
rolled up or down depending on the weather. In addition, the applicant proposes a 9X12 sq ft exterior
cooler to be located on the south side of the building.
Building – The applicant has approval for the existing Church with the Diner. The Diner is limited by DOH
to the 45 seats total. The applicant has shown two seating plans Plan one of 5/14/19 shows the 40 seats
inside, the proposed plans explains what internal seats are to be removed and for outdoor seating to be 27
seats.
Signage-The applicant proposes a roof signage that is to be externally up lit. The lights are to be installed at
the roof edge and point up at the signs. The applicant requests a sign lighting waiver to have uplit signage.
Site conditions and Traffic-There are no changes to the existing site parking or entrance to the site.
Landscape plan – There are no changes proposed to the existing landscaping.
Site lighting plan – There are no changes proposed to the existing lighting.
Elevations – The applicant provided a photo of the canopy with sides proposed.
Floor plans – The applicant has shown the 27 seats proposed to be located on the patio.
Waivers-Planning staff has reviewed the applicants request for waivers that include items g. site lighting, h.
signage, j. stormwater, k. topography, l. landscaping, n traffic, o. commercial alterations/ construction
details, q. soil logs, r. construction/demolition disposal s. snow removal.
The waivers requested–Staff finds it reasonable to request waivers due to the existing site conditions are
not proposed to change.
Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the
written request of an applicant. The Board is to review the waivers and to determine if they are to be
granted.
Summary
The applicant has completed a site plan application for the installation of a concreate patio with a canopy that
has sides and an exterior cooler.
