(footprint) single family home with 380 sq. ft. porches (footprint). Resolutions 1. PB decision Project Description Applicant proposes construction of a 2,830 sq. ft. (footprint) single family home with 380 sq. ft. porches (footprint). Project includes disturbance of 28,000 sq. ft. and driveway to be more than 10%. Pursuant to Chapter 147 & 179-3-040 of the Zoning Ordinance major stormwater in the Lake George drainage basin and driveways of over 10% shall be subject to Planning Board review and approval. Staff Comments  Location-The project site is adjacent to 1434 Bay Road as part of a 2 lot subdivision.  Arrangement- The new home is to be located on a 3 ac parcel.  Site Design- The applicant has shown the location of the new home  Building – The home is to be 2,830 sq ft with 380 sq ft porches – footprint.  Site plan overall – The project includes developing a driveway with a 12% slope and land disturbance of 28,000 sq ft. The project is a major stormwater project and subject to a stormwater permit.  Grading and drainage plan and Sediment and erosion control – The applicant has provided a stormwater plan indicating there is to be swales and vegetated detention basin to be installed on the site.  Landscape plan – The plans show the area around the home to be lawn.  Site lighting plan – The applicant has indicated there a building mounted lighting, Reminder lighting is to be down cast.  Elevations and Floor plans – The applicant has provided a typical elevation and floor plan of a home to be constructed.  Waivers-Planning staff has reviewed the applicants request for waivers that include items g. site lighting, h. signage, n traffic, o. commercial alterations/ construction details, q. soil logs, r. construction/demolition disposal s. snow removal.  The waivers requested–Staff finds it reasonable to request a waiver as these items are typically associated with commercial projects.  Pursuant to Section 179-9-050 the Planning Board may grant waivers on its own initiative or at the written request of an applicant. The Board is to review the waivers and to determine if they are to be granted. Summary The applicant has completed a site plan application for the construction of a single family home with a driveway st greater than 10% and for a major stormwater permit.
